Phillips Creek Ranch is a master-planned community in west Frisco developed by Republic Property Group, planned for about 3,700 homes on 950 acres. It came to market in 2011 and was named among the top 25 master-planned communities in the nation in 2014 and 2015 by RCLCO and John Burns Real Estate Consulting. It fits families who want Frisco ISD schools, a big amenity package and trails, with a wide range of home sizes from many builders.
The lesson here is that the HOA is part of the price. Recent listings show dues around $220 a month, and in return you get pools, a fitness center, a splash pad, trails and a fishing pond. When I help buyers compare homes here, I put HOA, taxes and insurance next to each other, because two homes with the same list price can be hundreds of dollars apart per month depending on lot, section and assessed value.

On new construction the builder usually pays my fee, and I confirm it in writing before you sign. Bring me, or register me, on your first visit, because many builders won't add an agent later.
