Inside Newman Village
Newman Village is a guard-gated community near Eldorado Parkway and the Dallas North Tollway in Frisco, built on land the Newman family farmed for generations. Homes started going up in 2008, and the plan called for about 550 homes on 256 acres, with builders such as Belclaire Homes, Darling Homes and custom builders. It fits buyers who want a gated, architecture-driven neighborhood with half-acre style lots on the main boulevard, art in the common areas and Frisco ISD schools.
The lesson here is to price the HOA into your monthly number before you fall in love with a house. Recent listings show dues of roughly $1,800 to $1,970 billed twice a year, which is $300 or more a month on top of taxes and insurance. On the selling side, homes here compete with brand new custom product nearby, so condition and updates matter: a well-kept older home with a current kitchen and roof can hold its own against new construction, and that is exactly what I walk sellers through before we list.

On new construction the builder usually pays my fee, and I confirm it in writing before you sign. Bring me, or register me, on your first visit, because many builders won't add an agent later.
