The test the law already uses
Texas gives owners two main ways to argue a value is too high: market value, meaning the district valued the home above what it would sell for, and unequal appraisal, meaning it is valued higher than comparable homes. Under Tax Code 41.43(b)(3) and 42.26(a)(3), your value should not exceed the median appraised value of a reasonable number of comparable properties, appropriately adjusted.
This checker runs a simplified version of that comparison on live appraisal district data, without the adjustments an appraiser would make. It finds homes in your appraisal neighborhood within 20% of your living area and 10 years of your build year, then compares value per square foot. It never shows owner names.
Districts do not get every sale price, because Texas does not require them to be disclosed. Recent sales of homes like yours, from the MLS, are the strongest market value evidence you can bring, and that is where a REALTOR helps.
