Why it matters

Choosing a Frisco realtor

Frisco is not one market. A resale home in an established neighborhood, a new build in Fields and a townhome near the Dallas North Tollway sell on different timelines, with different tax rates, HOA and MUD or PID costs, and different school zoning. A good Frisco realtor knows those differences address by address, not just the city average.

I work out of Formation at The Star, 5 Cowboys Way, so Frisco is where I spend my days. Before real estate I spent more than ten years in construction and remodeling with my family's company, MTR Contractors. That shows up in every deal: I can tell you what a repair should cost, which upgrades buyers actually pay for and how to defend value with an appraiser.

I help clients in English and Spanish, and I work across residential, new construction, land, rentals and commercial space, so you do not need a different agent every time your plans change.

Frisco, area by area

Start with two lines most buyers never see on a listing: the county line and the school district line. Frisco sits in both Collin and Denton counties, and the City of Frisco notes that Prosper ISD, Lewisville ISD and Little Elm ISD all have territory inside city limits alongside Frisco ISD. For tax year 2025 that put a typical Frisco home at about 1.63% to 1.87% combined. Collin County homes also pay the Collin College rate, so a Frisco ISD home there runs a little higher than a Frisco ISD home on the Denton County side. On a $640,000 home, the full range is roughly $870 to $1,000 a month before exemptions.

North Frisco is where the newest building is. Fields is a 2,545 acre master plan that includes PGA Frisco, home to two Fields Ranch championship courses and set to host the 2027 PGA Championship. Fields West, its 55 acre urban village, reported 44 signed leases and 75% pre-leasing, and its first apartments are scheduled for January 2027 move-ins. In October 2026 the Fields developers announced plans for about 11 million square feet of build-to-suit office space along the Tollway, Panther Creek Parkway, US 380 and PGA Parkway, with no tenants or timeline announced yet. US 380 marks Frisco's northern edge, and PGA Parkway, King Road and Lebanon Road all have road work scheduled through 2027.

The center of Frisco is changing too. The city is building Grand Park, a planned 1,011 acre park running from the Dallas North Tollway west toward Lake Lewisville and FM 423, with Phase 1, Civic Park, expected to finish construction in fall 2027. Downtown, Fourth Street Plaza opened on October 13, 2026, completing the city's $83 million Rail District redevelopment. If you are paying a premium for a home near a project, look at which parts open first and when, because that drives both traffic now and value later.

South Frisco along SH 121, the Sam Rayburn Tollway, is the established side. Stonebriar Centre opened there in August 2000, and the gated Stonebriar neighborhood around its country club dates back to 1988. Those gated sections are in Denton County and Lewisville ISD, not Frisco ISD, a good example of why the city name tells you little about the school. Just across SH 121 in Plano is Legacy West, a district of shops, offices and more than 1,300 residences that opened in 2017, about 15 to 20 minutes from most of Frisco off peak.

East and west Frisco feel different, too. In the east, Panther Creek Estates (built 2003 to 2013) and The Grove Frisco, a 735 acre community about a mile from the Four Corners where Frisco, Allen, Plano and McKinney meet, are in Collin County. In the west, Phillips Creek Ranch, a 950 acre master plan near Teel Parkway, and the guard-gated Newman Village near Eldorado Parkway are in Denton County. The lesson: pick the area that fits your commute and school priorities first, then compare homes inside it.

FAQ

Common questions

How do I choose a realtor in Frisco?
Ask how they price homes, how they handle new construction and how fast they respond, and ask about their experience in the neighborhoods you are considering. A good agent should walk you through the full monthly cost of a home, including property tax, HOA and any MUD or PID, before you start touring.
How much does a realtor cost in Frisco?
Commissions are negotiable and set in writing. Since January 1, 2026, Texas law requires a written agreement between the agent and a residential buyer before any showing, and it states how the agent is paid. Sellers agree to compensation in the listing agreement, and in many sales the seller or builder offers to cover some or all of the buyer agent's fee.
Do I need a realtor to buy new construction in Frisco?
You are not required to have one, but the builder's sales agent represents the builder. Your own agent negotiates incentives and upgrades for you and is often paid by the builder. Most builders require your agent to register with you on your first visit, so bring your agent before you walk into a model.
Which school district is my Frisco home in?
Most of Frisco is in Frisco ISD, which reports 62,755 students, but Prosper ISD, Lewisville ISD and Little Elm ISD also serve parts of the city. The gated Stonebriar sections, for example, are in Lewisville ISD. Boundaries follow addresses, not city limits, so verify the zoned campuses for any home before you go under contract.
What are property taxes in Frisco, TX?
For tax year 2025, a typical Frisco home paid about 1.63% to 1.87% combined, depending on the county and school district. The city rate is $0.425517 per $100 and the city homestead exemption is 20%, the maximum state law allows, and Texas voters raised the school homestead exemption to $140,000 in November 2025. Ask for the property's tax certificate so you budget the real number, not an average.
Is Frisco a good place to live?
Frisco grew from 200,509 residents in 2020 to an estimated 236,955 in 2025, and its median household income is $150,212, per the Census Bureau. In 2026 it added Universal Kids Resort and Fourth Street Plaza, and Omni PGA Frisco is set to host the 2027 PGA Championship. If amenities, jobs and schools matter most to you, it belongs on your list; compare neighborhoods by commute and school zone, not by city name alone.
Are Frisco home prices going down?
Zillow's typical home value for Frisco was $640,131 in September 2026, down 3.9% from a year earlier, and 78.4% of August 2026 sales closed under list price. The median sale price in August 2026 was about $637K. For buyers, that usually means more room to negotiate on price, repairs or a rate buydown than in recent years.
How long does it take to sell a home in Frisco?
Zillow's median days to pending in Frisco was 56 in September 2026, and the median sale-to-list ratio in August 2026 was 97.7%. Most sellers are giving up a little off list and waiting about two months to go under contract. From my construction background, fixing what an inspector will flag, such as roof, HVAC, water heater and drainage, usually pays back better than a cosmetic remodel right before listing.
What is being built in Frisco?
Fields developers announced plans in October 2026 for about 11 million square feet of office space, Fields West is 75% pre-leased with first apartment move-ins set for January 2027, and Grand Park's Civic Park is expected to finish construction in fall 2027. Road work on PGA Parkway, King Road and Lebanon Road runs into 2027.
