What the fee covers
A proper analysis takes me several hours. I pull the closed sales and the listings that expired from the MLS, adjust for condition and upgrades, and check the tax rate, any MUD or PID, and the school zone for the exact address. You get that in writing and it is yours to keep, whatever you decide.
If we end up working together on the purchase or sale, I credit the full fee back to you at closing.
Texas law says an agent's pay has to go through the sponsoring broker, so the fee is paid to Amazing Brokerage, not to me directly.
