Your estimated net
An estimate for planning, not a closing disclosure. The owner's title premium uses the Texas Department of Insurance basic rate effective March 1, 2026. Final figures come from your title company's settlement statement.
Every number, explained
The state sets title insurance premiums. The Texas Department of Insurance publishes one basic rate for every title company, so the owner's title policy is not a guess. On a $450,000 sale the basic premium is $2,509 under the rates effective March 1, 2026. In North Texas the seller customarily pays for the buyer's owner policy, and the contract says who pays.
Texas property taxes are paid in arrears. The buyer pays the full year's bill when it comes due, so at closing you credit the buyer for your share, from January 1 to the closing date. That is why a fall closing costs a seller more in taxes than a spring one. The calculator uses your city's 2025 combined rate, or your actual bill if you enter it.
Your payoff is not your balance. It includes interest owed since your last payment. If you do not have a payoff statement, the calculator estimates it from your original loan, rate and first payment date. Commissions are negotiable, and offering buyer agent compensation is your choice.
