Why it matters

Buyers negotiate with the inspection report

Most price reductions after a contract are not about the market. They come from the inspection: a roof issue, an old water heater, a failing fence, worn flooring. Buyers turn each item into a repair request or a lower price, often for more than the fix would have cost.

Albert Angarita owns MTR Contractors and spent more than 10 years in construction and remodeling. Before you list, he walks the home with you, points out what an inspector is likely to flag and what buyers in your price range expect to see, and MTR can do the work.

You do not pay up front. The cost of the work is paid at closing, out of the sale, so you can prepare the home without draining savings before you move.

How it works

Four steps to listed

01  Walkthrough

Albert and MTR walk the home and list what is worth fixing and what is not.

02  Scope and price

A written scope and price for the work you choose. Nothing starts without your approval.

03  Work done

MTR completes the repairs and updates before photos.

04  List and close

Texava markets the home; MTR is paid at closing from the proceeds.

Typical work

What sellers usually fix

Paint and flooring

The fastest way to make a home look cared for in photos and showings.

Kitchens and baths

Fixtures, counters and hardware refreshes rather than full remodels.

Inspection items

Roof, plumbing, electrical and HVAC issues that buyers turn into price cuts.

Curb appeal

Fences, exterior paint and outdoor living that set the first impression.

FAQ

Common questions

Do I have to use MTR to list with Texava?
No. The option is there if it helps. You can list as-is or use your own contractor.
What if the home does not sell?
The payment terms for the work are in the written agreement you sign before work starts, including what happens if the listing ends without a sale.
Will updates always raise my price?
Not every update pays for itself. The walkthrough is about doing only what moves the price or prevents a renegotiation.
