Find your home

Public appraisal district records. A starting range, not an appraisal. Owner names are never shown.

How the range works

Public records, read honestly

The range comes from your county appraisal district. We find homes in your appraisal neighborhood within 20% of your living area and 10 years of your build year, take the middle half of their values per square foot, and apply that to your size. No owner names are ever shown.

It is a starting point for one big reason: Texas does not require sale prices to be disclosed, so the appraisal district does not see most of what homes actually sell for, and it values every home as of January 1 without walking inside. A remodeled kitchen, a new roof or a pool that needs work can move real value by tens of thousands of dollars.

The number that matters when you sell is what buyers paid for homes like yours in the last few months. Those prices live in the MLS. Request the full report and Albert compares your home to those closed sales, adjusts for condition and upgrades with a builder's eye from more than ten years in construction and remodeling, and sends the comparables behind the number.

FAQ

Common questions

How accurate is an online home value?
Any automated number is only as good as its data. Appraisal district values lag the market and miss your updates, and Texas sale prices are not public, so automated estimates here work from incomplete sales data. A comparative market analysis from MLS sales is the closest thing to what an appraiser will find.
Is this the same as my appraisal district value?
No. Your appraisal notice is one number set for tax purposes as of January 1. This tool shows how your home compares with similar homes nearby in those same records. If your value looks high next to them, see the property tax protest checker.
Why does Texas not show sale prices?
Texas is a non-disclosure state: buyers and sellers are not required to report the sale price to the county. Agents see closed prices through the MLS.
Does it work for my city?
It covers homes in Collin, Denton, Dallas and Tarrant counties, which include Frisco, Prosper, Celina, Plano, McKinney, Little Elm, Providence Village, Southlake, Westlake, Highland Park and University Park. For anywhere else, request the report and Albert will price it from MLS data.
Do I have to sell if I ask for the report?
No. Owners ask for refinancing, insurance, estate planning or just to know.
