Buying land the right way
A house tells you most of what it is. Land doesn't. The questions that decide whether a lot is a good buy are invisible from the road: is it inside a city or its extraterritorial jurisdiction, what are the deed restrictions, is there water and sewer or will you need a well and septic, is any of it in a floodplain, and can you legally get a driveway onto it.
My family's company works in construction and outdoor building, and my family owns acreage in Cross Roads off US 380, so I approach land the way a builder does. Before you make an offer, I help you answer those questions and estimate what it will cost to make the lot buildable.

What I check with you
City limits, ETJ or county, and what you are allowed to build.
Water, sewer, electric and internet availability, or what a well and septic would take.
FEMA flood maps, easements, setbacks and an up-to-date survey.
Road frontage, driveway permits, agricultural exemptions and rollback taxes.

See what clients say.
Read reviews from buyers, sellers and renters on Google, then ask me anything. I answer the same day, in English or Spanish.
