Why Aubrey
Denton County
Aubrey is a Denton County city about 12 miles north of Denton, known locally as "Horse Country, U.S.A." and for a Peanut Festival that reached its 40th year in 2026. The Census Bureau estimated 9,066 residents in July 2025, up from 5,006 at the 2020 count, with a median household income of $101,574. Much of the newer growth is in master plans with Aubrey addresses, some of them zoned to Denton ISD rather than Aubrey ISD.
The lesson in Aubrey: buy the school zone and the tax bill, not just the ZIP code. A home with an Aubrey address can sit inside city limits or outside them, and in Aubrey ISD or Denton ISD, and each combination changes your monthly payment and your kids' campuses. Aubrey ISD says it expects more than 7,000 new homes over the next 10 years, so ask which schools are planned near you, not just which ones exist today.

The numbers
Schools, taxes, commute
Aubrey ISD serves Aubrey, Krugerville, part of Cross Roads and Providence Village, and a small part of Little Elm; it opened West Elementary in 2024 and Owens Middle School in 2025, and Elementary No. 5 is under construction with a 2027 opening listed. Some newer communities with Aubrey addresses, such as Sandbrock Ranch, are zoned to Denton ISD, which opened Sandbrock Ranch Elementary in 2022. Confirm zoning by address with the district.
For tax year 2025, the City of Aubrey adopted $0.45 per $100, and adding Denton County ($0.185938) and the school district puts a typical in-city home at roughly 1.84% (Denton ISD) to 1.86% (Aubrey ISD) combined. On a $350,000 home that is about $540 a month before exemptions. Aubrey ISD adopted a lower 2026-27 rate of $1.2011, down from $1.2249, and homes outside city limits have different taxing units, so check the tax certificate for the exact address.

Power to Choose lists both Oncor and Texas-New Mexico Power (TNMP) as delivery utilities in ZIP 76227, where you shop retail plans. Parts of the 76227 area are served by the CoServ co-op instead (Providence Village, for example), so check your exact address.[15]
The City of Aubrey bills water, sewer and trash on one monthly statement, and Republic Services is the city's trash provider. To start, email the residential form and a photo ID to the city's Utilities office. In Winn Ridge, water comes from Mustang Water, so apply on Mustang's website first.[17]
Once you own and live in the home, file the residence homestead exemption with the Denton Central Appraisal District. It is free and you never need to pay a company to do it. Denton CAD takes applications online through its website.[18]

Register your vehicle with the Denton County Tax Assessor-Collector (main office 1505 E. McKinney St., Denton). Texas DMV gives new residents 30 days to register, and this is an emissions county, so pass a state inspection first. For your license, the Denton DPS office is at 4020 E. McKinney St. (appointments required); DPS lets you drive on a valid out-of-state license for up to 90 days after moving.[20]
