How I help

From site to deal

Development deals live or die on things that never show up in a listing: zoning and entitlements, utility capacity, floodplain, access, impact fees, and special districts such as MUDs and PIDs. I help developers and builders screen sites against those factors early, before money goes hard.

My family's construction company and my own years in construction mean I look at land the way a builder does: what it costs to make it buildable and how long that takes. I work with buyers looking for sites and with landowners who want to sell to developers.

FAQ

Common questions

What is a MUD or PID?
A municipal utility district or public improvement district funds infrastructure such as water, sewer and roads, and is repaid through an added tax or assessment on property inside it. They are common in North Texas master plans and affect what end buyers pay.
What does ETJ mean for development?
The extraterritorial jurisdiction is the area just outside city limits where the city may control subdivision and some development rules. It affects platting, utilities and permits, so confirm it first.
Do you work with landowners who want to sell to developers?
Yes. I market land and finished lots to builders and investors, and I prepare the zoning, utility, survey and access information they will ask for.
