How I work

Buying with Albert

Before real estate I spent more than ten years in construction and remodeling. That changes how I walk a house with you. I look at roof age, grading, cracks that matter and cracks that don't, and what an upgrade really cost the last owner. When an inspection comes back, I can tell you which items are a $300 fix and which ones are a reason to renegotiate.

In North Texas the price on the listing is only part of the cost. Property tax rates, MUD and PID assessments, HOA dues and the school district can change your monthly payment more than a $20,000 difference in price. I put all of that on one page before you write an offer, so you compare houses by what they will actually cost you.

The process

From first call to keys

01  Strategy call

We talk budget, timing, schools, commute and must-haves. If you are relocating, we map which cities fit your life before we look at a single listing.

02  Financing first

I connect you with lenders who close on time and we compare builder incentives against a lender's rate so you see the real monthly payment.

03  Short list and tours

I filter out the homes that don't fit and tour the ones that do, in person or by live video if you are out of state.

04  Offer and negotiation

Comparable sales, days on market and inspection findings set the offer. New construction gets the same discipline: incentives, upgrades and closing costs are all negotiable.

05  Inspection to closing

I coordinate inspections, repairs, appraisal, title and the walkthrough, and I tell you plainly what is worth fighting for.

FAQ

Common questions

Does it cost me anything to work with a buyer's agent?
How your agent is paid is set in a written buyer representation agreement you sign before touring. In many North Texas sales the seller or builder offers to cover the buyer agent's fee, and I show you exactly how it works on each home before you commit.
Should I use the builder's sales agent for new construction?
The builder's on-site agent represents the builder. Having your own agent costs you nothing extra in most new construction sales and gives you someone negotiating incentives, upgrades and closing costs for you. Most builders require your agent to be with you on the first visit, so call me before you walk in.
How do I compare property taxes between cities?
Ask for the combined tax rate for the specific address: city, county, school district and any MUD or PID. Two homes a mile apart can differ by half a percentage point or more. I pull those numbers for every home on your list.
Can you help me buy if I'm moving from out of state?
Yes. I do video tours, send inspection and neighborhood notes, and coordinate closing remotely when needed. Many of my clients choose the city first using my city guides, then fly in for one focused weekend.
