Prosper

About

Prosper stayed low-density on purpose: larger lots, an elite small-district school system, and communities that compete on lifestyle rather than volume. It's the natural step-up for families who built equity in Frisco and Plano.

You're paying for what won't change — lot sizes, district size, density caps. Buying the town that limits supply is its own investment thesis.

Schools:

Prosper ISD — TEA A-rated (91) and the fastest-growing district in DFW, with dual-credit programs that let students bank college hours before graduation. A small-district feel with big-district results is the single biggest driver of Prosper's premium — and it's structural.

Safety:

Crime around 11 incidents per 1,000 residents — mirroring Southlake and Frisco, among the lowest in the metro. Windsong Ranch and Star Trail add gated entries, surveillance and HOA enforcement on top of an already elite baseline. Community safety scores run around 96/100.

Developments:

The tollway arrives here first: the DNT extension through Prosper opens toward 2027, and the town is actively master-planning the corridor's development now — with early projects like a new hybrid Hilton hotel already approved. When the corridor fills in, today's Prosper buyers own the addresses everything else gets measured against.

Communities:

  • Windsong Ranch — the benchmark: crystal lagoon, 600 acres of open space
  • Star Trail — new luxury phases, Prosper ISD attendance
  • Whitley Place — mature trees, acre-feel lots
  • Lakes of La Cima — established lakeside Prosper
  • Legacy Gardens — newer luxury on the tollway side
  • Brookhollow — established family core

Step-up buyers are winning concessions in Prosper right now — the correction narrows your trade-up gap.

FREQUENTLY ASKED QUESTIONS:

Why is Prosper more expensive?
Fewer rooftops per acre, by law. You're paying for what the town refuses to build.

Windsong or Star Trail?
Windsong for amenity gravity and resale recognition; Star Trail for newer phases. Tour both in one afternoon.

Is a correction a bad time to step up?
It's the best time — the gap between what you sell and buy narrows.
