Overview

Inside Willow Ridge

Willow Ridge is one of Prosper's established neighborhoods, platted in five phases (One, Two, Three, Four A and Four B) on the town's subdivision map. Listings in 2026 show homes built from about 2001 in Phase One to 2014 in Phase Four B, on lots near a quarter acre, with a community pool, clubhouse, playground, greenbelt and a stocked fishing pond with a pier. It fits buyers who want mature landscaping, bigger lots than most new builds and Prosper ISD schools, at prices that ran from $699,000 to about $1.1 million in 2026 listings.

The lesson here is age. A 2001 home and a 2014 home in the same neighborhood are two different purchases, because roofs, HVAC systems, water heaters and windows reach the end of their life on a schedule. When I help buyers here, I check what has already been replaced and price the rest into the offer; when I help sellers, I put those receipts in front of buyers, because a documented new roof or system is worth more than a fresh coat of paint.

Taxes, MUD and PID

For tax year 2025, a Prosper home in Collin County and Prosper ISD carried a combined rate of about 1.95% before exemptions. The 2026 listings I reviewed did not mention a PID or MUD, but I confirm the taxing entities on the appraisal record for every address.

FAQ

About Willow Ridge

What schools serve Willow Ridge in Prosper?
Willow Ridge is in Prosper ISD, and 2026 listings name Folsom Elementary. Listings in different phases name different middle and high schools (Rogers or Reynolds, Walnut Grove or Prosper High), and Prosper ISD redrew middle school zones for 2026-27, so confirm by address.
What are HOA dues in Willow Ridge?
2026 listings showed $800 to $885 a year, billed annually. Ask for the resale certificate before you sign so you see the exact dues and any transfer fees.
How much is my home in Willow Ridge worth?
It depends on the phase, the year built, the lot and what has been updated. 2026 listings ran from $699,000 for a 2002 home to $1,099,000 for a 2012 home with a pool and outdoor kitchen. I prepare a free comparative market analysis using recent sales in your phase.
Is Willow Ridge a good fit for buyers who want an older home?
If you want larger lots, mature trees and a pool and fishing pond without new-construction pricing, it is worth a look. Budget for system updates on early-2000s homes and get a full inspection.
