Overview

Inside Park Place

Park Place is a gated community in Prosper developed by Shaddock Development at the southeast corner of Prosper Trail and Teel Parkway, with 80-foot homesites. Shaddock announced the completion of Phase 2 in July 2025, with Shaddock Homes and Grand Homes building, a playground with a gazebo, a pickleball court, open park space and a planned amenity center with a pool and pond. The town's future 51-acre Windsong Community Park is across the street, which suits buyers who want a newer gated setting in Prosper ISD.

The lesson here is that new-build list prices move. Two completed Grand Homes houses in Park Place were listed in April 2026 at about $1.31 million and $1.37 million and had been reduced to about $1.18 million and $1.20 million by October 2026. If you are buying, a finished spec home that has sat for months is often where the real negotiation is; if you are selling a resale here, your price has to make sense next to what the builders are accepting.

Taxes, MUD and PID

Park Place homes carry Denton County addresses, and for tax year 2025 the Denton County side of Prosper ran about 1.90% combined before exemptions. Listings did not mention a PID or MUD, and I confirm the taxing entities on the appraisal record for each lot.
