Prosper by the numbers
Prosper at a glance
Most of Prosper is in Prosper ISD, which serves more than 34,000 students and opened four campuses in fall 2025, including Richland High School, its fourth high school. Bridges Middle School was the only new campus planned for 2026-27, and Watkins Middle School is expected to open in 2027-28. Far west Prosper neighborhoods such as Glenbrooke and Doe Creek are in Denton ISD, and part of Windsong Ranch sits inside Denton ISD lines while its students attend Prosper ISD through an agreement (the boundary question went to the Texas Education Agency in Dec 2025), so confirm schools by address.

What Prosper buyers should know
Prosper is a town of about 45,600 people (Census estimate, July 2025) that straddles western Collin County and eastern Denton County, just north of Frisco. It grew from 9,423 residents in 2010 to 30,174 in 2020, and most of that growth arrived as master-planned communities like Windsong Ranch, Star Trail and Lakes of La Cima. Homes here run larger and pricier than most of North Texas: Zillow's typical value was about $760K in September 2026, and the August 2026 median sale was about $799K.
For tax year 2025, a Prosper home in Collin County and Prosper ISD paid about 1.95% combined (town 0.505, Prosper ISD 1.2141, Collin County 0.1493, Collin College 0.0812 per $100), while the Denton County side ran about 1.90%. On a $760,000 home at 1.95% that is about $14,800 a year, or roughly $1,235 a month before exemptions; Prosper ISD's $140,000 homestead exemption plus the town's 17.5% homestead exemption bring a typical owner-occupied bill closer to about $12,300 a year (about $1,020 a month). For 2026 the town held its rate at 0.505 and Prosper ISD lowered its rate to 1.2011.
Before you fall for a house, confirm three things by address: the school district (far west Prosper and part of Windsong Ranch sit inside Denton ISD lines), the county (the Collin side ran about 0.04 points higher in 2025), and any HOA or special district charges. Then use the current pace in your favor: with a median of 89 days to pending, asking for a seller credit toward repairs or a rate buydown is a normal request in Prosper right now.
Where to look in Prosper
Pricing a Prosper home right
Here is the part many buyers miss. Values dipped about 5% over the past year, homes took a median of 89 days to go pending, and the median home sold at about 97.3% of its list price (Zillow, Aug and Sept 2026). That is a market where a buyer with good comparable sales and an inspection plan can ask for a price cut, repairs or closing-cost help, and where a seller who prices to last year's peak usually ends up chasing the market down.
Prosper sellers compete with builders in active communities like Star Trail, and in 2026 buyers held the leverage, with a median 97.3% sale-to-list ratio and 89 days to pending (Zillow). Price off the last 90 days of sales in your own neighborhood, and spend your prep money on what inspectors flag first: roof age, HVAC service records, drainage and grading around the slab, and any sign of water intrusion. From my years in remodeling, a clean inspection report protects your price better than a cosmetic upgrade, because it removes the buyer's best reason to renegotiate.
