Mirabella is a gated master-planned community in Prosper by Tellus Group, the developer behind Windsong Ranch, with homes by Huntington Homes, the luxury division of Highland Homes. Highland Homes lists 190 acres and 288 oversized homesites, with trails and pocket parks around a creek and mature tree canopy, and the entrance is on North Custer Road (FM 2478) north of US 380. Community Impact reported in April 2025 that homes would feed into Prosper ISD, start selling in late 2026 and could start at an estimated $1 million, and Highland Homes still showed the community as coming soon in October 2026.
The lesson for early buyers is that an estimate is not a price. Before you put down a deposit in a pre-selling community, get the actual price sheet, lot premiums, HOA budget and the tax entities for the lot in writing, and have someone read the builder contract with you. If you own a resale home nearby, new $1 million inventory down the street can shape what buyers compare you to, so it is worth knowing when Mirabella opens before you list.

Highland Homes directs buyers east on US 380 from the Dallas North Tollway for about 5 miles, then north on Custer Road (FM 2478), with the entrance on the left; Community Impact places it near US 380 and Custer Road.
Tellus Group and Highland Homes had not published a tax rate, HOA budget or PID/MUD details as of October 2026. New master plans can include special districts, so I confirm every taxing entity for the lot before you sign a contract.
