Inside Gentle Creek Estates
Gentle Creek Estates grew up around Gentle Creek Country Club, a private club on East Prosper Trail founded by Dallas-area developer Harvey K. Huie, Jr. and acquired by Arcis Golf in 2021, which completed a clubhouse renovation in November 2023. The neighborhood is platted in eight phases, and 2026 listings show homes built from 1998 on lots over an acre to 2010 on lots near a fifth of an acre. It fits buyers who want a golf setting and Prosper ISD schools, with 2026 listings from $625,000 to about $1.75 million.
The lesson here is the golf side. A 2026 listing overlooking the 7th green and another that noted it was not on the golf side were in the same phase, and that frontage shows up in price. Buyers should also treat the club and the HOA as separate decisions: the club is private, so ask what membership costs and whether it is required before you fall in love with the view. Sellers on the course should lead with the view and lot, because that is what the next buyer is paying for.

The club is at 3131 East Prosper Trail in Prosper, Collin County, and the neighborhood surrounds it; 2026 listings describe a short drive to PGA Frisco and the Dallas North Tollway corridor.
For tax year 2025, a Prosper home in Collin County and Prosper ISD carried a combined rate of about 1.95% before exemptions. Club dues are not a tax and not part of the HOA, so I add them separately when we compare monthly costs.
