Know your Frisco buyer

With 78.4% of August 2026 sales closing under list, buyers in Frisco are negotiating off the inspection report. From my years in construction, the money is usually better spent fixing what an inspector will flag (roof, HVAC, water heater, drainage, foundation movement) than on a cosmetic remodel right before listing. Price to the last 90 days of closed sales in your exact subdivision, not to the list prices around you.

For tax year 2025, the city rate is $0.425517 per $100, and adding county, school and (in Collin County) Collin College rates puts a typical Frisco home at roughly 1.63% to 1.87% combined, depending on county and school district. On a $640,000 home that is about $870 to $1,000 a month before homestead exemptions. Frisco raised its city homestead exemption to 20% for FY 2026, the maximum state law allows, so filing your homestead exemption the year you move in matters.

The plan

Four steps to sold

01  Price from real comps

Albert pulls recent sales of homes with the same bed and bath count and similar size near you in Frisco, shown one by one, not averaged.

02  Fix what buyers will flag

With 10+ years in construction and remodeling, he walks the home before listing and points out what an inspector will catch, so it does not cost you in renegotiation.

03  Market it to be seen

Professional photos, video and placement on the major home search sites, plus outreach in English and Spanish.

04  Negotiate to closing

Offers, option period, appraisal and repair requests handled in writing, with you deciding every step.

FAQ

Common questions

How long does it take to sell a house in Frisco?
Check the days-to-pending and days-on-market figures above for the latest city data. Your timeline depends on price, condition and the exact neighborhood; a well-priced, inspection-ready home moves faster than the city median.
What is my Frisco home worth?
A city value is only a starting point. Request the free home value report and Albert will compare your home to recent sales with the same beds, baths and size nearby.
How much is realtor commission when I sell?
Commission is negotiable and set in your listing agreement. You also decide whether to offer compensation to the buyer's agent.
