Overview

Inside Frisco Station

Frisco Station is a 242 acre mixed-use development by Hillwood, a Perot company. Once its fourth apartment community, Bonham & Baker, is finished, Hillwood says the district will have 1,665 apartment homes, 650,000 square feet of Class A+ office and three luxury hotel brands, all tied into a 30 acre programmed park system and Frisco's regional trails. Bonham & Baker, at John Hickman Parkway and Gridiron Road, adds 410 units including two- and three-bedroom townhomes, with first units expected in summer 2027.

The lesson here is that Frisco Station is mostly a place to rent today, not to buy. For renters, that means new product and lease-up specials as each building opens, so timing your move to a new delivery can pay off. For buyers and owners in nearby neighborhoods, what matters is the jobs, hotels and park space coming in around you. If you are renting here now and thinking about buying, I can map out what the same monthly payment buys in the surrounding neighborhoods.

Location

Frisco Station is in Frisco; its newest community, Bonham & Baker, sits at John Hickman Parkway and Gridiron Road.

Taxes, MUD and PID

Frisco Station's residential is almost all rental, so property tax shows up in rent rather than your own bill. If you are comparing renting here with buying nearby, I pull the tax rate for each home you consider, since Frisco homes run about 1.63% to 1.87% combined for tax year 2025 depending on county and school district.
