Fields is a master-planned community in north Frisco covering 2,545 acres, with neighborhoods that run from East Village homesites to the gated custom estates of The Preserve beside PGA Frisco. Fields West, a 55-acre urban village led by Hunt Realty and The Karahan Companies, adds shops, restaurants, offices and apartments, and its developers have also announced plans for about 11 million square feet of build-to-suit office space across Fields.
It fits buyers who want a newer home inside a plan that is still being built out, from first-time move-up families to custom-home buyers. The lesson here: several builders sell in the same sections, so compare the same size home across builders on lot premium, included features and the tax and assessment picture for that exact address before you pick a floor plan. The gap between two similar homes is often in those line items, not the base price.
