Heritage Lakes is a gated community in south Frisco at the southwest corner of Lebanon Road and Legacy Drive, within about two miles of the Dallas North Tollway and Sam Rayburn Tollway. Lifestyle Frisco counted roughly 600 homes, built from 1999 to 2005 and mostly two-story plans around 3,000 square feet. Amenities include two pools (one with a lazy river), a gym, a clubhouse and a nine hole par 3 golf course through the middle of the community.
The lesson here is the school district. Heritage Lakes carries a Frisco address but is zoned to Lewisville ISD (Hicks Elementary, Arbor Creek Middle and Hebron High), which surprises buyers who assume every Frisco home is in Frisco ISD. That changes the tax rate and the school path, so I confirm both for the exact address. For sellers, it also means your buyer pool includes families targeting Hebron High specifically, so say it clearly in your marketing.
