Overview

Inside Downtown Frisco Rail District

The Rail District is historic downtown Frisco, along Main Street and Elm Street from First Street to North County Road. The city's $83 million redevelopment rebuilt Main Street, upgraded Elm Street, added a public parking garage and finished with the 85,000 square foot Fourth Street Plaza, which opened October 13, 2026 with a stage, lawn and 164 new trees. Around it, boutique residential buildings are adding apartments over ground-floor shops, including CAP Multifamily's four buildings and the 63-unit Ash Residences approved in 2024.

The lesson here is that downtown homes are one of a kind. Homes in the original Frisco townsite listed in October 2026 ranged from a 1902 house to new construction finished in 2026, from about 900 to 4,400 square feet, priced from $360,000 to $1,285,000, and two lots were for sale too. Standard comps do not work well here, so for sellers I weigh lot size, age, zoning and walkability to the plaza. For buyers, ask about the lot's zoning and any historic or design rules before you plan a remodel or rebuild.

Location

The Rail District runs along Main Street and Elm Street from First Street to North County Road in historic downtown Frisco, with ZIP codes 75033 and 75034.

Taxes, MUD and PID

Downtown homes pay City of Frisco and Frisco ISD rates plus the county rate for the side they are on, and the citywide combined range for tax year 2025 is about 1.63% to 1.87%. Older lots can have unusual assessed values, so I pull the tax certificate and zoning for the exact address before you write an offer.

FAQ

About Downtown Frisco Rail District

Is the downtown Frisco construction finished?
Yes. The City of Frisco reports the Downtown Rail District Redevelopment is complete, and Fourth Street Plaza opened October 13, 2026, finishing the $83 million program.
Are there homes for sale in downtown Frisco?
Yes, though few at a time. In October 2026 the Frisco Original Donation subdivision had eight homes listed from $360,000 to $1,285,000 plus two lots, with homes built from 1902 to 2026.
What apartments are coming to the Rail District?
CAP Multifamily announced four boutique buildings (The Beacon, The Platform, The Gallery and The View), each under 35 units, and the city approved the 63-unit Ash Residences at Third and Ash streets in 2024.
How much is my downtown Frisco home worth?
It depends on lot size, zoning, age, condition and how close it is to the plaza, and few homes here are truly alike. I prepare a free comparative market analysis that looks at both the house and the land value.
