Richwoods is a 506 acre gated community in east Frisco developed by Landon Companies, which bought the land in March 2011 and started pre-sales in February 2012. Landon obtained a special use permit from the City of Frisco to make it private and gated, and the plan uses an internal ring road so through traffic runs away from the fronts of homes. The center of the community is a four acre amenity site with a 9,700 square foot clubhouse and an 8,400 square foot pool with a triple loop slide.
The lesson here is that phases matter. Richwoods has dozens of numbered phases with homes built mostly between 2012 and 2019, and in an October 2026 snapshot active listings ran from about $760,000 to over $2 million. When I price a home here, I compare it with closed sales in the same phase and lot type, because a gated address with the same square footage can sell for very different numbers depending on builder, lot size and backing.

Richwoods is in east Frisco (ZIP 75035, Collin County), between Coit Road and Independence Parkway, with access to the Dallas North Tollway and Sam Rayburn Tollway.
For tax year 2025, a typical Frisco home pays about 1.63% to 1.87% combined depending on county and school district, and Collin County homes also pay the Collin College rate. Master plans of this era can include special districts in some sections, so I confirm every taxing entity on the appraisal district record before you write an offer.
