How developers value land

Price the potential

A developer does not pay for dirt. They pay for what the dirt can carry: road frontage, access to water and sewer, zoning or the chance to rezone, how close the site sits to a new highway or interchange, and what it costs to get it ready.

That is why two tracts of the same size can trade for very different prices, and why the first offer on unlisted land is often the lowest. Albert prices your land the way a developer will underwrite it, then puts it in front of the buyers most likely to pay for that use.

With a construction company behind him, he can also show what a site might cost to develop, which helps you understand a developer's offer instead of guessing.

FAQ

Common questions

Should I sell land with an option contract?
Developers often ask for an option or a long due diligence period while they check zoning and utilities. That can work, as long as the option fee, timeline and extension terms are written in your favor.
Do I need to rezone before selling?
Not always. Some sellers sell as-is and let the developer rezone; others capture more value by starting the process. It depends on the site and the city.
Can you sell part of my property?
Often, yes, subject to platting rules in your city or county. Splitting off frontage or a corner tract can be worth more than selling the whole.
