Buying in Frisco, step by step and in your language

Frisco had about 236,955 residents in July 2025, according to the Census Bureau, and 33.6% of residents age 5 and older speak a language other than English at home. Even so, nearly all home buying information here is in English. This page is the English companion to our Spanish guide: what homes cost by area, how a Texas purchase works and which loan types exist.

Right now the market gives buyers time. Frisco's typical home value was $640,131 in September 2026, down 3.9% from a year earlier, and 78.4% of August 2026 sales closed below list price (Zillow). That leaves room to negotiate on price, repairs or closing cost help.

The most useful lesson before you search: set your total monthly payment, not just a price. In Frisco that payment includes the mortgage, property taxes (about 1.63% to 1.87% of value per year depending on county and school district, before exemptions), insurance and HOA dues. Two homes at the same price can carry very different payments.

Prices by area

What homes cost in each part of Frisco

West Frisco toward the lake (75036)

Typical value $555,098 (Zillow, Sep 2026). Home to Phillips Creek Ranch, Waterstone and the Frisco Lakes 55+ community. Part of the area is in Little Elm ISD.

East Frisco (75035)

Typical value $635,010 (Zillow, Sep 2026), the largest one-year drop among Frisco ZIPs (5.7%). It mixes 1990s and 2000s neighborhoods such as Preston Vineyards (listings $369,990 to $699,900, Oct 2026) with newer communities like Richwoods and The Grove.

West central and north Frisco (75033)

Typical value $645,759 (Sep 2026). Includes Grayhawk (listings $399,900 to $699,900), Christie Ranch ($565,000 to $874,500) and guard-gated Newman Village (from about $1.4 million), per October 2026 listings.

South Frisco (75034)

Typical value $657,523 (Zillow, Sep 2026), with many large and custom homes near The Star and Stonebriar. Some neighborhoods here are zoned to Lewisville ISD.

Under $500,000

These exist, mostly in older neighborhoods such as Frisco Heights (listings $375,000 to $459,990) and Kings Garden ($399,000 to $498,200), with homes built 2002 to 2005 (Oct 2026). Plan on a careful look at the roof and air conditioning.

How buying works in Texas

From the first tour to the keys

01 Agreement with your agent

Before touring homes with a REALTOR, current practice calls for a written buyer agreement stating what the agent is paid; the amount is negotiable.

02 Preapproval

A lender reviews income, credit and savings and issues a preapproval letter, which gives your offer weight.

03 The offer

Nearly all resales use TREC's One to Four Family Residential Contract (form 20-19). Forms are signed in English; Texas REALTORS publishes Spanish translations for reference only.

04 Earnest money and option fee

Both are negotiated in the offer and delivered to the title company within the contract's deadline. The option fee buys the right to terminate for any reason during the option period.

05 Inspection

During the option period you inspect and may ask for repairs, a credit, or walk away. After a decade in construction and remodeling, this is where I help most: I know which findings cost real money.

06 Appraisal, title and closing

The lender orders the appraisal, the title company clears title, and at closing you sign, the deed is recorded and you get the keys.

Financing

Loan options, explained with facts

Conventional

Loans that follow Fannie Mae or Freddie Mac rules. Fannie Mae's guide requires each borrower to have a valid Social Security number or ITIN and to meet its residency and documentation requirements. Down payment and rate depend on your credit.

FHA

Federally insured loans with more flexible credit standards. Since May 25, 2025 (HUD Mortgagee Letter 2025-09), only U.S. citizens and lawful permanent residents are eligible.

Texas programs (TSAHC and TDHCA)

TSAHC offers up to 5% of the loan amount for down payment and closing costs, with credit scores from 620. TDHCA runs My First Texas Home for first-time buyers; in Collin and Denton counties its purchase price limit outside targeted areas is $589,596 (effective July 13, 2026).

ITIN loans

An ITIN is a number the IRS issues only for federal tax purposes to people who cannot get a Social Security number. The IRS states it does not authorize work or change immigration status. Some private lenders offer ITIN loans outside the traditional programs (non-QM loans); one national lender, for example, asks for at least 10% down, two years of tax returns filed under the ITIN and proof of employment. Terms vary by lender, so compare them in writing.

Today's rates

The national 30-year fixed average was 7.32% the week of October 22, 2026 (Freddie Mac). On a $640,000 home with 20% down, that is about $3,517 a month in principal and interest, before taxes, insurance and HOA.

A bilingual agent

What changes when everything is explained in your language

A bilingual agent does not translate the contract: the English form is still the one signed. What changes is that every paragraph is explained before you sign, the negotiation with the seller's agent happens in English while you stay informed in Spanish, and nothing about the inspection, appraisal or closing is lost in translation. I speak English and professional Venezuelan Spanish and work from The Star in Frisco.

Quick glossary: option fee (cuota de opción), earnest money (depósito de garantía), title company (compañía de título), HOA (asociación de propietarios), MUD and PID (special districts that can add taxes or assessments), homestead exemption (exención de vivienda principal, which removes $140,000 of value from school taxes in Texas).

I am a REALTOR, not an attorney or a CPA: for the legal side, The Angarita Law Firm can help, and tax filings belong with a CPA.

FAQ

Common questions

How much does a house cost in Frisco, TX?
The typical value was $640,131 in September 2026 and the median sale price about $636,667 in August 2026 (Zillow). There are homes under $500,000 in older neighborhoods and multimillion dollar homes in gated communities. Start from the monthly payment you are comfortable with and work back to a price range.
Can I buy a house in Texas with an ITIN?
Some private lenders offer ITIN loans, usually with a larger down payment than traditional loans; one national lender publishes a 10% minimum and two years of tax returns. FHA loans, since May 2025, are limited to citizens and lawful permanent residents. Get written terms from two or three lenders, and take legal questions to an attorney.
Are Texas purchase contracts available in Spanish?
Texas REALTORS publishes Spanish translations of several forms, including the resale contract, but says they are for information only. The signed document is the English TREC form. Ask your agent to walk you through each paragraph before you sign.
What are property taxes in Frisco?
For tax year 2025, about 1.63% to 1.87% of appraised value per year before exemptions, depending on county and school district. Once you live there, the homestead exemption removes $140,000 of value from school taxes and the city adds a 20% exemption. Ask for the home's tax statement to see the real number.
What is the option period in Texas?
It is a window the buyer pays for with the option fee, during which the buyer can terminate for any reason. It is used to inspect and negotiate repairs. Negotiate enough days to inspect without rushing.
Do I need a Spanish-speaking agent?
It is not required, but understanding every step and cost in your language helps, especially at inspection and closing. Any agent should give you a written agreement before showing homes. Ask how and in which language they will keep you updated.
