Buying your first home in Frisco is possible, with a plan

Frisco's median sale price was about $637K in August 2026, so most first-time buyers here are looking at the lower end of the market: older homes in neighborhoods like Frisco Heights, Kings Garden and Preston Vineyards, townhomes, or a few new builds that still start under $500K. The good news is that prices softened. Zillow's typical Frisco value was down 3.9% year over year in September 2026, and 78.4% of August sales closed under list price.

The lesson most first-time buyers learn too late: the down payment is rarely the hardest part. The monthly payment is, because property taxes, insurance and mortgage insurance add a lot on top of the loan. Know your all-in number before you fall in love with a house, and use assistance programs to cover the cash you need at closing.

Below are the programs that actually apply to a Frisco purchase, with their published limits and dates, a worked monthly example, and the steps in order.

Programs (checked Oct 2026)

Assistance that can apply to a Frisco home

City of Frisco Down Payment Assistance

Forgivable loans of up to $10,000 for down payment and closing costs, but only for households where at least one adult has worked full time for the City of Frisco or Frisco ISD for six months or more. Household income may not exceed $150,212, the maximum sale price is $563,500, buyers must be first-time buyers with some exceptions, and an 8 hour HUD-approved class plus a one hour counseling session are required. Applications go through the city's online portal.

TSAHC: Home Sweet Texas and Homes for Texas Heroes

The Texas State Affordable Housing Corporation offers down payment and closing cost help of up to 5% of the loan amount, as a grant, a deferred forgivable second lien forgiven after three years, or a deferred repayable second lien. You do not have to be a first-time buyer. In July 2026 TSAHC raised its income limits; for the Dallas metro the limit is $181,650 for Home Sweet Texas and $205,870 for Homes for Texas Heroes (teachers, police, firefighters, EMS, corrections officers and veterans). Its eligibility quiz shows county limits and participating lenders.

TDHCA: My First Texas Home

The Texas Department of Housing and Community Affairs offers up to 5% down payment assistance with FHA, VA or USDA loans for buyers who have not owned a primary residence in the past three years (exceptions apply for veterans and targeted areas). Minimum credit score 620, maximum debt-to-income 50%, and an approved homebuyer education course is required. A TDHCA flyer effective May 27, 2025 listed Collin County based income limits of $117,300 for 1 to 2 people and $134,895 for 3 or more, and a purchase price limit of $585,006 outside targeted areas. Confirm current limits with a participating lender.

TDHCA: My Choice Texas Home

The same up to 5% assistance without the first-time buyer requirement, and it also works with conventional loans (Fannie Mae HFA Preferred). Purchase price and income limits apply.

Mortgage Credit Certificate (MCC)

Both TDHCA and TSAHC offer MCCs, a federal tax credit for first-time buyers and veterans. TSAHC's MCC income limit stayed at 115% of area median income, so if you combine an MCC with assistance you must meet the lower limit. TDHCA charges a $400 issuance fee. I am not a lawyer or tax advisor; for how the credit affects your taxes, talk to a CPA, and for legal questions, The Angarita Law Firm.

Loan types

The loans most first-time buyers use here

FHA (3.5% down)

FHA allows 3.5% down with a credit score of 580 or higher. The 2026 FHA loan limit for a single-family home in Collin and Denton counties is $563,500. FHA charges 1.75% upfront mortgage insurance and, with less than 10% down, an annual premium (0.55% on most loans at this size) for the life of the loan.

Conventional (3% to 5% down)

Conventional 97, Fannie Mae HomeReady and Freddie Mac Home Possible and HomeOne allow 3% down, generally with a 620 minimum credit score (660 for Home Possible). HomeReady and Home Possible cap income at 80% of area median income, and HomeOne requires at least one first-time buyer. Private mortgage insurance applies with less than 20% down. The 2026 conforming loan limit is $832,750.

VA and USDA (0% down)

VA loans allow no down payment for eligible veterans and service members. USDA loans also allow 0% down, but only in eligible rural areas, which generally does not include Frisco.

How to buy your first Frisco home, in order

01  Take the homebuyer class first

TDHCA and the City of Frisco program both require approved homebuyer education, and it helps you compare loans. Do it before you shop so it does not delay your closing.

02  Get pre-approved with a participating lender

Assistance comes through approved lenders, so ask any lender up front whether they offer TSAHC and TDHCA programs. Compare loan estimates side by side, including any builder lender offers if you are buying new.

03  Set your all-in monthly number

Use the worked example above with your price, then confirm the tax rate for the exact address. Frisco spans two counties and four school districts, so the rate changes by address.

04  Shop the right neighborhoods

Look at the Frisco homes under $500K guide and the Frisco townhomes and condos guide. Check program price limits, such as $563,500 for the City of Frisco program, before you tour.

05  Negotiate for closing help

With most 2026 sales closing under list, ask for seller credits toward closing costs or a rate buydown. Use your option period for a full inspection.

06  File your homestead exemption

After you move in, apply with the Collin or Denton appraisal district. The application is free, and it is what produces the lower tax figure in the example.

FAQ

Common questions

Is there first-time home buyer assistance in Frisco, TX?
Yes. The City of Frisco offers forgivable loans of up to $10,000 for households where an adult works for the city or Frisco ISD, and statewide programs from TSAHC and TDHCA offer up to 5% assistance through participating lenders. Each has income and price limits. Check eligibility before you choose a price range.
What are the income limits for first-time buyer programs in Frisco?
As published: City of Frisco $150,212 household income (city and FISD employees); TSAHC $181,650 for Home Sweet Texas and $205,870 for Homes for Texas Heroes in the Dallas metro (July 2026); TDHCA Collin County limits of $117,300 for 1 to 2 people and $134,895 for 3 or more (flyer effective May 27, 2025). Limits change, so confirm with a participating lender.
How much do I need to buy a house in Frisco?
On a $450,000 home with FHA, the minimum down payment is $15,750 plus closing costs, and the estimated monthly payment is about $4,030 including taxes, insurance and mortgage insurance at the 7.32% average rate (Oct 22, 2026). Assistance programs can cover part of the cash needed. Lenders will look at your debt-to-income ratio, so get pre-approved before you shop.
Do I have to be a first-time buyer for TSAHC or TDHCA?
No for TSAHC's down payment programs and TDHCA's My Choice Texas Home. Yes for TDHCA's My First Texas Home and the Mortgage Credit Certificate, where first-time means no ownership of a primary residence in the past three years, with exceptions for veterans and targeted areas. Pick the program that fits, not just the biggest number.
Can I use down payment assistance on a new build in Frisco?
Often yes, as long as the price and your income are within limits and your lender participates. Builder rate buydowns usually require the builder's lender, which may not offer state programs. Compare the builder incentive against the assistance before you sign.
Can I buy a condo in Frisco with FHA?
Only if the condominium project is FHA-approved or the unit qualifies for HUD's single-unit approval. You can search HUD's approved condo list by city and name. Most attached homes in Frisco are townhomes, which are financed differently, so ask your lender early.
