Why it matters

A mailing address is not a jurisdiction

The word Frisco on a listing usually comes from the mailing address, and mailing addresses follow Postal Service routes. City limits, county lines, school district boundaries and special districts are drawn separately. Census Bureau data from 2020 shows that only about 57% of ZIP code 75036 lies inside the City of Frisco, with the rest in The Colony, Hackberry, Little Elm or unincorporated Denton County.

This matters for real money. Each layer sets part of your tax bill and decides who picks up your trash, supplies your water, answers a 911 call and teaches your kids. Using the rates on the City of Frisco's property tax page (accessed October 2026), combined rates for homes inside the city run from about 1.63 to 1.87 per $100 of value before exemptions. On a $640,000 home that spread is roughly $1,560 a year.

The lesson: before you fall in love with a house, look up four things on official sites. Is it inside city limits? Which county? Which school district? Is there a water district, MUD or PID? Each check below takes a few minutes.

The four layers

What can be different at the same Frisco address

City limits

Homes inside the city pay the city rate of 0.425517 per $100 and get city services. Some homes with Frisco or Little Elm mailing addresses are in unincorporated Denton County instead, and pay no city tax but get services from the county and a district.

County: Collin or Denton

Frisco straddles the line. Collin County homes pay Collin County (0.151414) and Collin College (0.081220); Denton County homes pay Denton County (0.183394) and no college district, per the City of Frisco's rate table. The county also decides which appraisal district values your home and where you file a protest.

School district: four of them

The City of Frisco states that Prosper ISD, Lewisville ISD and Little Elm ISD have territory inside city limits, alongside Frisco ISD. The school rates on the city's table are Frisco ISD 1.0194, Lewisville ISD 1.0778, Prosper ISD 1.2141 and Little Elm ISD 1.2252. Boundaries follow addresses, so see our Frisco ISD homes guide and confirm with the district.

Special districts

Some areas carry an extra taxing district. Frisco West Water Control and Improvement District of Denton County serves neighborhoods including Frisco Hills and Frisco Ranch, provides water, sewer and trash, and proposed a 2025 rate of 0.5029 per $100. Newer master plans can include MUDs or PIDs; our MUD and PID guide explains how they work.

How to look up any address

01  Find the appraisal district record

Search the owner name or address on the Collin Central Appraisal District site (collincad.org, property search) or the Denton Central Appraisal District site (dentoncad.com). If it does not show up in one, try the other: that alone tells you the county.

02  Read the taxing entities

On the record, look for the list of jurisdictions or taxing units. It names the city (or none), the county, the school district, any college district and any water district, MUD or PID. That list is the real answer to what you are buying into.

03  Check the city map

The City of Frisco's map portal (frisco.maps.arcgis.com) shows city boundaries and other layers. If the parcel sits outside the city boundary, it is not Frisco for taxes and services, whatever the mailing address says.

04  Confirm the school

Use the district's own school finder or call its enrollment office with the exact address. Districts can rezone campuses, so do this close to the time you write an offer.

05  Ask for the tax statement

Ask the seller or listing agent for last year's tax statement and the tax certificate during the contract. It shows what was actually billed and which exemptions applied, which can be very different from what a new owner will pay.

06  Set up utilities with the right provider

Inside the city, water and trash start through the City of Frisco's new service process. In Frisco West WCID neighborhoods, the district's move-in page handles water, sewer and trash instead.

Two more things

ETJ, ZIP changes and homestead timing

Land just outside a Texas city can be in its extraterritorial jurisdiction (ETJ), where the city has some development authority but levies no city property tax. Since September 1, 2023, under Senate Bill 2038, residents or landowners can petition or vote to be released from a city's ETJ, with some exceptions. If you are buying on the edge of town, ask whether the land is in an ETJ and whether a release has happened.

ZIP codes change too. In 2022, USPS moved The Estates at Rockhill, a Frisco neighborhood west of FM 423, from Little Elm's 75068 to Frisco's 75033 after residents reported years of mail problems. Our <a href="/frisco-zip-codes">Frisco ZIP code guide</a> explains each ZIP.

Once you own and live in the home, file for the homestead exemption. The Texas Comptroller says the general deadline is before May 1, and that a buyer who closes after January 1 may receive the exemption for the rest of that year if the previous owner did not receive it. Frisco's city homestead exemption is 20%.

FAQ

Common questions

Is my house in Frisco city limits?
Look up the property on the Collin or Denton appraisal district site and check whether the City of Frisco appears among the taxing entities, then confirm on the city's map portal. A Frisco or Little Elm mailing address alone does not settle it. If the city is not listed, you are outside city limits for taxes and services.
Which county is Frisco in?
Both. Frisco spans Collin and Denton counties. Census data shows ZIP 75035 is entirely Collin County, 75036 is entirely Denton County, and 75033 and 75034 are split. The county determines your appraisal district and part of your tax rate.
Why does a Frisco home have a Little Elm address?
Mail routes do not follow city limits. Some Frisco neighborhoods were historically served through Little Elm's 75068, and USPS moved The Estates at Rockhill to 75033 in 2022. Other homes with Little Elm addresses, such as Frisco Hills, are outside any city in unincorporated Denton County. Check the appraisal record to know which applies.
What is Frisco West WCID?
It is the Frisco West Water Control and Improvement District of Denton County, which provides water, sewer and trash to neighborhoods including Frisco Hills and Frisco Ranch. It levies its own property tax (0.5029 per $100 proposed for 2025) in place of a city tax. Compare the full tax bill, not just the price.
Which school districts serve Frisco addresses?
Frisco ISD serves most of the city, and the City of Frisco confirms Prosper ISD, Lewisville ISD and Little Elm ISD also have territory inside city limits. School rates on the city's table range from 1.0194 (Frisco ISD) to 1.2252 (Little Elm ISD) per $100. Confirm the campus for the exact address with the district.
Can two Frisco homes on the same street pay different tax rates?
Yes, if a county line, school district boundary or special district runs between them. The difference between the lowest and highest combined rates inside the city is about 0.24 per $100. On a $640,000 home that is roughly $1,560 a year before exemptions.
