How to read this tracker

Open, building, or still on paper

Frisco has more large projects moving at once than most people can keep track of, and the headlines rarely say which ones are finished. This page sorts them by status: open, under construction, or approved and planned. Each entry gives the date of the latest source we found, so you can see how fresh the information is. Everything here was checked in October 2026.

The lesson for buyers and owners is simple. A project that is open changes your daily life today: traffic, restaurants, jobs and noise. A project under construction comes with detours and a target date that can slip. A project that is only approved may change shape or never get built. When a listing description leans on something nearby, check which of the three it is before you let it shape the price you pay.

Where we have written a full guide on a place, the entry links to it. Albert flies a drone over many of these sites for his videos, and the entries he has filmed say so. This tracker is updated as new filings, city releases and news reports come out, so bookmark it and check the date on each line.

North Frisco

Fields, PGA Frisco, Universal and Firefly Park

Fields and Fields West

Status: partly open, partly under construction. Fields is a 2,545 acre master plan in north Frisco. Its 55 acre Fields West village ($800 million) was 75% pre-leased as of September 2026, and its first apartments, The Wentwood, are scheduled for January 2027 move-ins with later phases through 2027 and 2028, per Community Impact. On October 12, 2026, Community Impact reported plans for about 11 million square feet of build-to-suit office along the tollway, with no tenants or timeline announced. Why it matters: new shops and offices arrive in stages, so homes nearby will live next to construction for several years. Albert has filmed this site. Full guide: Living near Fields.

PGA Frisco and the Omni resort

Status: open. The PGA of America moved its headquarters to Frisco in August 2022, and the $520 million Omni PGA Frisco Resort opened May 2, 2023, per Dallas Innovates. The 2027 PGA Championship is set for May 17 to 23, 2027, on Fields Ranch East, with about 200,000 spectators expected and weekend tickets sold out as of July 2026, per Community Impact. Why it matters: plan around tournament weeks if you live off PGA Parkway. Albert has filmed this site. For people moving here for a job with the PGA, see Relocating for PGA of America.

Universal Kids Resort

Status: open. Universal announced the park officially open on July 1, 2026, at the Dallas North Tollway and Panther Creek Parkway, with a 300-room hotel. The city lists $201,987,000 across 10 roadway projects in its northern corridor. Why it matters: summer weekends and holidays bring the heaviest visitor traffic, and the homes directly across the street sit in an established neighborhood. Full guide: Living near Universal Kids Resort.

Firefly Park

Status: under construction. Wilks Development's 217 acre project near PGA Parkway and the tollway plans 3 million square feet of office, 400,000 square feet of retail, 1,200 hotel rooms, 1,970 mid and high-rise homes and a 45 acre park. As of October 29, 2025, Community Impact reported infrastructure about 90% complete, with the park expected in early summer 2027 and the retail, hotel, office and the Noc and Aurora residential towers expected in fall 2027. Why it matters: a large public park and walkable retail are planned within a short drive of north Frisco neighborhoods, but the dates are targets. Albert has filmed this site.

Tollway corridor

The Mix, Hall Park, The Star, Frisco Station

The Mix

Status: under construction. The $3 billion project at Lebanon Road and the tollway is rising on the former "hole on the toll." Phase 1 covers the north 28 acres with 635 homes, about 115,000 square feet of office and more than 100,000 square feet of retail anchored by Whole Foods Market. As of February 27, 2026, Community Impact reported Phase 1 retail buildings expected to be ready for tenant interior work in summer 2026, residential exteriors finished by the end of 2028, and the underground garage of more than 3,000 spaces on track for 2033 under the city agreement. The city plans to build John Hickman Parkway beside it from early 2027 to mid 2028. Albert has filmed this site.

Hall Park

Status: open, with a new phase under construction. The 162 acre office campus has 15 office buildings and the 224-room Hall Park Hotel, which opened in 2024, per The Real Deal (February 2026). Ground broke June 10, 2026, on The Terraces Hall Park, a 10-story office building of more than 200,000 square feet over a garage with more than 1,300 spaces, and on a $14 million, 1.4 acre expansion of Kaleidoscope Park. Both are expected in 2028, per Community Impact. Albert has filmed this site.

The Star

Status: open, with an expansion approved but not yet started that we could confirm. The Star is the 91 acre Dallas Cowboys headquarters campus along the tollway, home to the 12,000-seat Ford Center (and to Albert's office). In February 2025, the Planning and Zoning Commission approved a preliminary site plan for about 12 acres along Warren Parkway with a 17-story and an 11-story office tower, a 200-room hotel, a 158-unit residential building and two garages. A full site plan still had to be approved, and we found no published construction start as of October 2026. Separately, the city plans Warren Parkway improvements from Legacy Drive to Gaylord Parkway from early 2027 to mid 2028. Albert has filmed this site.

Frisco Station

Status: open, with more under construction. Hillwood's 242 acre district has office, four apartment communities and three hotels. Its 410-unit Bonham & Baker apartments are expected to open in fall 2027, and in August 2026 Toll Brothers bought 23 acres east of Lebanon Road and Legacy Drive for about 70 one and two-story homes of 2,800 to 4,700 square feet, the district's first single-family homes, with construction expected to start in spring 2027 and sales in fall 2028, per Hillwood. Albert has filmed this site. Neighborhood page: Frisco Station.

Riders Field

Status: open. The Frisco RoughRiders' ballpark added Wi-Fi throughout, new drink-rail seating in sections 100 to 103 and new third-base decks for the 2026 season, and the team says more than $8 million has gone into facility upgrades since 2014, per MiLB.com (March 2026). Why it matters: game nights add evening traffic near the tollway and SH 121 from spring through summer. Albert has filmed this site.

Downtown and parks

The Rail District and Grand Park

Frisco Rail District (downtown)

Status: complete. On October 13, 2026, the city celebrated the end of its $83 million downtown reinvestment: Elm and Main streets rebuilt from First Street to North County Road with new water and storm lines and wider sidewalks, a five-story garage with 450 free spaces, and 4th Street Plaza with a permanent stage. Why it matters: the construction that slowed Main Street businesses since 2024 is over, and owners of the few downtown homes now sit near a finished plaza. Albert has filmed this site. Neighborhood page: Downtown Rail District.

Grand Park

Status: under construction. Frisco broke ground on April 27, 2026, on the first 58 acres (the Civic Room) of a planned park of about 1,000 acres running from the tollway west to Lake Lewisville. Phase I, south of Cotton Gin Road between the tollway and Legacy Drive, includes an amphitheater, an orchard and a pond of about three acres, at a cost of about $43 million. City staff expect it to open in October 2027, and the Big Bluestem Trail is closed during construction. Neighborhood page: Grand Park District.

Roads

Road work, with finish dates

Dallas North Tollway main lanes

Status: open. NTTA opened a fourth lane in each direction between SH 121 and US 380 in August 2025. As of NTTA's project page in October 2026, U-turn lanes under the Fields Parkway bridge were still under construction. The city's Dallas Parkway frontage road lane additions were anticipated to finish in early 2026.

Tollway extension north of US 380

Status: under construction. NTTA's Phase 4A, from US 380 to FM 428 in Celina, is scheduled to open in late 2027. Phase 4B, to the Grayson County line, has no date.

PGA Parkway

Status: under construction. A $31.1 million upgrade to six divided lanes from Preston Road to Coit Road, expected to finish in 2026, per Community Impact (October 1, 2026).

Lebanon Road and King Road

Status: under construction. Lebanon Road is being widened to six lanes from FM 423 to Todd Drive ($23 million, late 2027). King Road is getting third and fourth lanes from Rose Lane to Witt Road ($12.5 million, mid 2027), a project shared with Little Elm and Denton County.

Planned city roads

Status: design. A new four-lane Frisco Street from Eldorado Parkway to Panther Creek Parkway (2026 to mid 2027), four roundabouts on Frisco Street (early 2027 to mid 2028), Legacy Drive upgrades from Main Street to Panther Creek Parkway (mid 2028 to mid 2030) and a new Hillcrest Road from Eldorado Parkway to Main Street (early 2028 to mid 2029), all per Community Impact's October 2026 summary of the city's capital projects. Daily commute details are in our commute and tolls guide.

Schools

Campuses opening and closing

Frisco ISD

Frisco ISD closed Staley Middle School at the end of the 2025-26 school year and moved its students to Hunt, Trent and Griffin middle schools. When the board voted in October 2025, enrollment was 65,256 with a projection of 58,292 in five years, per Community Impact. We did not find a new Frisco ISD campus under construction as of October 2026. Voters rejected a $1.08 billion bond in 2024, and the district is studying a possible May 2027 bond, with a committee meeting through January 2027. Zoning can change, so check school zones for the exact address.

Recent openings in north Frisco

Panther Creek High School opened in 2022 at 1875 PGA Parkway, and UNT at Frisco opened its first building, Frisco Landing, in January 2023 at Preston Road and Panther Creek Parkway. Parts of north and west Frisco are zoned to Prosper ISD, which opened four campuses in 2025-26; see the north corridor tracker for those.

Before you buy or sell

How to use a project in a real decision

01  Find the status line, then the date

Read whether the project is open, building or planned, and how old the source is. A date from 2025 may already have moved.

02  Drive it at the hour that matters

Visit at your commute time and on an event day: a golf tournament, a home game or a summer Saturday near Universal.

03  Ask the city what is approved next door

For a home that backs to open land, the planning department can tell you the zoning and any site plan on file. That beats a rumor about what might go there.

04  Price from closed sales

A nearby project is context, not a comparable. Ask for recent closed sales on the street and in the neighborhood, and let those set the number.

FAQ

Common questions

What is being built in Frisco right now?
As of October 2026, the largest projects under construction include Firefly Park, The Mix, Fields West, the new Hall Park office tower, Grand Park Phase I and road work such as PGA Parkway and the tollway extension north of US 380. Open now: Universal Kids Resort, PGA Frisco and the rebuilt downtown Rail District. Check each entry's date before you plan around it.
When does Grand Park open in Frisco?
City staff expect Phase I, about 58 acres south of Cotton Gin Road, to open in October 2027. Ground broke April 27, 2026. The full park of about 1,000 acres will be built in later phases without set dates.
When will The Mix be finished?
Phase 1 retail buildings were expected to be ready for tenant interiors in summer 2026, residential exteriors by the end of 2028, and the underground garage by 2033 under the city agreement, per Community Impact in February 2026. Store openings are announced one at a time.
Is the Dallas North Tollway widening done in Frisco?
The fourth lane in each direction between SH 121 and US 380 opened in August 2025. Some U-turn work at Fields Parkway was still underway in NTTA's latest update. The extension north of US 380 to FM 428 is scheduled for late 2027.
Is Frisco ISD building new schools?
We did not find a new Frisco ISD campus under construction as of October 2026. The district closed Staley Middle School in May 2026, projects lower enrollment, and is studying a possible May 2027 bond. Confirm the zoned campus for any address.
Will these projects raise home values near them?
No one can promise that. A finished park or shopping district can make a location more convenient, while construction and event traffic can cut the other way for some streets. Price a home from its own recent closed sales, and use this page to know what is open and what is still a plan.
