Where PGA Frisco sits

PGA of America opened its new headquarters at PGA Frisco on August 22, 2022, a 106,621 square foot building housing about 120 PGA of America employees at the time (Golf Business News). The site is north of Rockhill Parkway between Legacy Drive and Teel Parkway in Frisco (FOX 4, April 2019), and it is part of Fields, a development Community Impact described in October 2026 as 2,545 acres.

When PGA of America announced the move from Palm Beach Gardens, Florida, in December 2018, the plan covered 600 acres and more than $520 million in total investment, with two championship golf courses, a 500 room Omni resort and convention center, and the headquarters as the anchor (Golf.com). The same announcement awarded the PGA Championship to the site in 2027 and 2034.

The bigger change around the headquarters is still coming. In October 2026, Community Impact reported that the developers of Fields plan about 11 million square feet of office space across the development, and that the first phase of the Fields West retail district is about 710,000 square feet and 75% pre-leased. No construction timeline was given for the office space.

Where to look

Five towns around Fields

Frisco

Typical value about $640K citywide (Zillow, Sept 2026, down 3.9% in a year). Frisco ISD serves most of the city, with parts in Prosper, Lewisville and Little Elm ISD. The 2025 combined rate was about 1.63% on the Denton County side and 1.68% on the Collin County side (city 0.425517, Frisco ISD 1.0194, plus county and, in Collin County, college rates).

Prosper

Typical value about $760K (Zillow, Sept 2026, down 5.1% from a year earlier). Prosper ISD serves most of the town, with Denton ISD in the far west. The 2025 combined rate was about 1.95% in Collin County and 1.91% in Denton County.

Celina

Typical value about $512K (Zillow, Sept 2026, down 8.9%). Celina ISD serves most of the city and Prosper ISD the southern edge. The 2025 combined rate before any special district was about 2.02% in Collin County and 1.97% in Denton County, and Collin Central Appraisal District lists separate district rates for some Celina neighborhoods.

Little Elm

Typical value about $391K (Zillow, Sept 2026), on Lewisville Lake. More than one school district serves the town (the Texava Little Elm city page lists them), and the 2025 combined rate with Little Elm ISD was about 1.96%.

Aubrey

Typical value about $338K (Zillow, Sept 2026), the lowest entry point in this guide. The 2025 combined rate inside city limits with Aubrey ISD was about 1.86%. Expect a longer drive in exchange for the price.

Property taxes

No income tax, and what replaces it

Texas has no personal income tax, so moving from a state with one means more of each paycheck stays with you. The tradeoff is property tax. In the towns around Fields, the 2025 combined rate ran about 1.63% to 2.02% before exemptions, per Republic Title's 2025 DFW rate sheet and Collin Central Appraisal District rates, and newer neighborhoods can add a municipal utility district or public improvement district on top.

Before exemptions: a $640K Frisco home on the Denton County side at about 1.63% is roughly $10,400 a year (about $870 a month). A $760K Prosper home at about 1.95% is roughly $14,800 a year (about $1,240 a month). A $391K Little Elm home at about 1.96% is roughly $7,700 a year (about $640 a month).

Exemptions change the real bill. Every Texas school district must give a $140,000 homestead exemption on your primary residence, and Frisco offers a 20% city homestead exemption and Prosper offers 17.5%. You apply with the county appraisal district, generally before May 1. If you close after January 1, you can still claim the exemption for the rest of that year as long as the seller did not already receive it for that year. Once you qualify, the taxable appraised value of your homestead cannot rise more than 10% a year, starting the following tax year.
