A 2,545-acre plan still being built
Fields is a 2,545-acre master plan in north Frisco, framed by the Dallas North Tollway, Panther Creek Parkway, US 380 and PGA Parkway. Its developers describe it as a place to live, work and play in one area, and it already includes PGA Frisco, Universal Kids Resort, the first phase of Fields West and several home neighborhoods. Much of it is still dirt and plans, which is exactly why it helps to know what is finished and what is only announced.
The lesson I share with every buyer looking up here: separate the open from the planned. An open resort or shopping district changes your daily life now. An announced office district with no tenants or timeline is a possibility, not a promise. Price a home for what is there today, and treat the rest as context.
What you can visit today
The PGA of America opened its Frisco headquarters in August 2022, moving from Florida, according to Dallas Innovates. It anchors a 660-acre PGA Frisco campus.
Opened May 2, 2023, as a $520 million resort with 500 guest rooms plus suites and 10 four-bedroom ranch houses. It has two 18-hole championship courses, Fields Ranch East (Gil Hanse) and Fields Ranch West (Beau Welling), plus a lighted 10-hole short course and a two-acre putting course. Fields Ranch East hosts the 2027 PGA Championship, May 17 to 23, 2027, with about 200,000 spectators expected (Community Impact, July 2026).
Opened July 1, 2026, on 32 acres with seven themed lands and a 300-room hotel, operated by Universal Destinations & Experiences.
The University of North Texas branch campus covers 100 acres at the southwest corner of Preston Road and Panther Creek Parkway. Its first building, the four-story, 135,000 square foot Frisco Landing, opened in January 2023, and the city says the campus will eventually serve at least 5,000 students.
Frisco ISD opened Panther Creek High in 2022 at 1875 PGA Parkway. Zoning follows the address, so confirm the campus for any home.
Announced, with dates where they exist
An $800 million, 55-acre urban village with about 360,000 square feet of shops, dining and entertainment and 350,000 square feet of office. It was 75% pre-leased with 44 signed retail and restaurant leases as of fall 2026, and its first apartments, The Wentwood, are scheduled for January 2027 move-ins, with later phases through 2027 and 2028.
On October 12, 2026, Community Impact reported that The Karahan Companies and KDC plan about 11 million square feet of build-to-suit office space along the Tollway, Panther Creek Parkway, US 380 and PGA Parkway. No tenants or construction timeline were announced.
Both appear on the Fields website as coming soon. No opening dates are published.
Dallas Innovates reported in 2023 that 26 championships were scheduled at PGA Frisco through 2034, including two PGA Championships and the KPMG Women's PGA Championship.

Traffic now, capacity later
The Dallas North Tollway main lanes between SH 121 and US 380 were widened to four lanes in each direction, including a rebuilt Fields Parkway bridge. The city's Dallas Parkway frontage road work, adding lanes at intersections such as Eldorado and Panther Creek, was anticipated to finish in early 2026.
North of US 380, NTTA's Phase 4A extension of the Tollway to FM 428 is expected to open in late 2027. PGA Parkway is being built out as a six-lane divided road from Preston Road to Coit Road, with completion expected in fall 2026. Legacy Drive upgrades from Main Street to Panther Creek Parkway are scheduled for mid 2028 to mid 2030, and a new four-lane Frisco Street from Eldorado to Panther Creek is planned for 2026 to mid 2027.
On US 380, TxDOT has studied a new eight-lane freeway in Collin County from Coit Road around north McKinney to FM 1827, with public hearings held in 2023. TxDOT's project page gives no construction timeline.
What this means for daily life is simple: expect construction detours and event traffic (golf weeks, Universal peak days) for the next few years. For value, the honest answer is that Zillow's typical value in ZIP 75033, which covers much of north Frisco, was about $646K in September 2026, down 3.2% in a year. Proximity to big projects has not made this area immune to the broader market, so compare each home against recent closed sales, not against headlines.
