What opened, and exactly where

Universal Kids Resort opened on July 1, 2026. Universal designed it for children ages 3 to 8, with seven themed lands built around characters such as Shrek, SpongeBob, Minions and Gabby's Dollhouse, and a 300-room hotel at the park entrance. It is the company's first park built for young kids and its first regional park.

The site sits at the northeast corner of the Dallas North Tollway and Panther Creek Parkway, inside the Fields master plan. When the City Council and the Planning and Zoning Commission approved Universal's specific use permit on March 7, 2023, it covered 97.4 acres, with about 30 acres for the park itself and the rest held for future Universal expansion or development. Nothing about what goes on those extra acres has been announced.

I get asked about this park by buyers and sellers almost every week, mostly the same question: does it help or hurt the houses around it. Nobody can honestly promise either. What I can do is lay out the public record (the permit terms, the traffic numbers the city published, the road work, and what neighbors were told) so you can judge a specific street for yourself. For the wider picture of PGA Frisco, Fields West and the office plans nearby, read our Fields guide.

The public record

What Frisco approved and what was promised

Permit conditions

Community Impact reported that the approved design terms included landscape buffers for sound and immersion, building height restrictions, screened fences and limited hours of operation. Before the vote, Kimley-Horn engineers proposed trees and natural barriers to soften park noise.

The Cobb Hill wall

Cobb Hill sits directly across the street from the site. At the March 2023 approval, Universal's representative said the company would build and pay for a wall around the neighborhood to discourage visitors from parking there. Community Impact noted that promise was made verbally and was not in writing.

Traffic estimate

City engineers published a comparison in February 2023 estimating park traffic at no more than 8,000 vehicles a day, compared with more than 10,000 for an H-E-B store. Universal told residents its peak would come after the morning commute rather than during it.

New roads and a signal

Universal Parkway was built around the park, and in June 2026 Community Impact reported a new traffic light being added where Universal Parkway meets Dallas Parkway. The city's theme park page lists $201,987,000 across 10 roadway projects in its northern corridor, including rebuilding more than 18 miles of tollway main lanes through Frisco.

Jobs and city revenue

The park employed 1,200 people in June 2026 and expected 1,500 at opening. In 2023, the city estimated about $3 million a year in sales and property tax revenue from Universal during its first 10 years, going to the general fund.

Nearby homes

Neighborhoods around the park

Estates at Cobb Hill

Part of the larger Cobb Hill area across the street from the park. Eighteen homes closed there from June 2024 to September 2026 at a median of $650,000, built 2005 to 2010 and mostly 3,000 to 4,000 square feet. Historical HOA dues on those sales ranged from $645 to $770 a year. Older listings showed Memorial High, but middle school changed when Staley closed in 2026, so confirm the current campuses.

Hollyhock

A north Frisco neighborhood built 2017 to 2022. Hollyhock listings ran $689,900 to $999,999 in October 2026, zoned to Panther Creek High on listings.

The Preserve at Fields

Gated custom homes among the PGA Frisco courses, inside the same Fields master plan as the park. The Preserve is marketed from $3.5 million.

Newman Village

Guard-gated, near Eldorado Parkway and the tollway, south of the park. Newman Village listings ran about $1.4 million to $3.95 million in 2026.

What to check before you offer

01 Drive it on a peak day

Visit on a summer Saturday and a weekday morning. Universal said its traffic would peak after the commute, so test both the hour you leave for work and the hour park guests arrive.

02 Ask the HOA about parking and rentals

Ask whether the association has rules or signage on street parking, and whether it limits short-term rentals. The City of Frisco has its own rules too; see our short-term rental guide before you count on hotel overflow income.

03 Read the permit and the plat

The 97.4-acre permit leaves about 60 acres for future Universal use. Look at what borders the lot you want and ask the city's planning department what zoning applies to land behind or across from it.

04 Price from closed sales

Compare the home with recent closed sales on that street and in that neighborhood, not with headlines about the park. If a listing price leans on Universal, ask what the comparable sales say.

FAQ

Common questions

When did Universal Kids Resort open in Frisco?
Universal announced the park was officially open on July 1, 2026, after a friends and family day in June. It is designed for kids ages 3 to 8 and has a 300-room hotel. If you live nearby, expect summer and weekends to be the busiest times.
Where exactly is Universal Kids Resort?
At the northeast corner of the Dallas North Tollway and Panther Creek Parkway in north Frisco, inside the Fields development. The Cobb Hill neighborhood is directly across the street. Look at a map of the exact lot before you tour a home there.
How much traffic does Universal Kids Resort bring?
City engineers estimated no more than 8,000 vehicles a day in 2023, compared with more than 10,000 for an H-E-B. Universal Parkway was built around the park and a new signal was added at Dallas Parkway. Drive the route at your own commute time to see how it feels.
Will Universal raise home values near the park?
No one can promise that, and we will not predict it. What we can show is the record: Estates at Cobb Hill closed 18 sales from June 2024 to September 2026 at a $650,000 median. Price a home from its own closed comparables.
Did Universal promise anything to neighbors?
Community Impact reported that Universal's representative verbally promised to build and pay for a wall around Cobb Hill to deter visitor parking, and that the promise was not in writing. The permit itself included buffers, height limits, screened fences and limited hours. Ask the HOA what was built.
Can I rent my home near Universal as a short-term rental?
That depends on Frisco's short-term rental rules and on your HOA's deed restrictions, which can be stricter. Read both before you buy with rental income in mind. Our Frisco short-term rental guide walks through the city side.
