Frisco is still building, just not everywhere

Most of Frisco's older neighborhoods are finished, so new construction now clusters in a few places: Fields in the north, The Grove Frisco and Lexington Frisco on the east side, Hazelwood near PGA Frisco, and a handful of smaller infill communities. In October 2026 the builder listings on NewHomeSource showed more than 30 active community and plan series inside Frisco, from townhomes to custom estates.

The lesson that saves people the most money is simple: the starting price is the price of the smallest plan on the cheapest lot, before options. In Frisco, lot width, elevation choices and design-center upgrades routinely add a meaningful share to that number. Compare communities by the total price of the plan you actually want, and by the tax rate, school district and HOA attached to that exact lot.

My background is more than ten years in construction and remodeling before real estate, so when I walk a new build I am looking at framing, drainage and finish quality, not only the model home's furniture. The tables below are the starting point I give clients.

Communities (Oct 2026)

Active new-home communities with Frisco addresses

Fields (75033), several builders

Inside the 2,545 acre Fields master plan. Landon Homes lists series from its Enclave Series (from $599,990, 2,332 to 2,530 sq ft) and Manor 41s (from $634,990) up to Fields Reserve 70s (from $1,459,990). Shaddock Homes builds on 40 and 50 foot lots (from about $815,000 to $959,000 depending on the listing), and Toll Brothers' Woodlands Collection starts at $1,361,995. Frisco ISD; the Enclave Series listing names Rogers Elementary, Staley Middle and Memorial High. See the Fields and Fields West neighborhood guide.

The Preserve at Fields (75033)

A gated custom enclave set among PGA Frisco's two championship courses, with homes from $3.5 million and lots from about 6,800 square feet to more than an acre. Ten custom builders are on the approved list. A 0.56 acre lot was listed at $2,190,000 in June 2026. Listings show Frisco ISD and Panther Creek High. See The Preserve at Fields neighborhood guide.

The Grove Frisco (75035)

A 735 acre community with Brookfield Residential (40 foot lots from $699,990 and 55 foot lots from $818,990), Chesmar (50s from $739,990, 65s from $955,990) and Highland Homes (74 foot lots from $1,174,990, 95 foot lots from $1,736,990). Frisco ISD, with zoning that splits at Main Street. Brookfield advertises up to $75,000 in flex cash on select quick move-in homes through Nov 15, 2026. See The Grove Frisco neighborhood guide.

Lexington Frisco (75035)

Landon Homes on homesites 37 to 74 feet wide, from $449,990 (Duets 41s, 1,535 to 2,827 sq ft) up to Signature 74s from $1,272,990. Frisco ISD; listings name Liscano Elementary, Maus Middle and Independence High for one section and Gunstream, Wester and Memorial for another, so confirm by lot.

Hazelwood (75033)

At FM 423 and Rockhill Parkway near PGA Frisco. CB JENI Homes builds two-story townhomes from $409,990 (1,925 to 2,469 sq ft, HOA $376 a month), and Normandy Homes builds 40 and 55 foot series from $683,990 and $645,990. Frisco ISD: Minett Elementary, Wilkinson Middle, Panther Creek High. CB JENI lists an approximate 1.631% tax rate.

Villages of Creekwood (75036)

West Frisco in Denton County. First Texas Homes lists quick move-ins from $564,950 (2,009 to 3,765 sq ft, HOA $1,485 a year, 1.84% tax rate estimate), and Mattamy Homes lists from $486,990. The builder says lots fall in Little Elm ISD or Frisco ISD, so verify the exact lot. See the Villages of Creekwood neighborhood guide.

Collinsbrook Farm and Prestwick Grove (75035, 75033)

Both have Frisco addresses but Prosper ISD schools. First Texas Homes at Collinsbrook Farm starts at $850,950 with a listed 1.87% tax rate. Toll Brothers' Prestwick Grove, on PGA Parkway east of Preston Road, offers 70 foot homesites from $964,995. See the Collinsbrook Farm neighborhood guide.

Smaller communities

Grand Homes' Silverleaf Estates (75034, Frisco ISD) is priced from $1 million to $1.9 million on oversized homesites. Monarch Homes' Royal Court (75036, Frisco ISD, HOA $750+ a year) lists from about $615,000 to $696,000 depending on the source. Shaddock's Estates at Rockhill (75033) starts at $840,000. Centre Living Homes' Newman Village Townhomes (Frisco ISD, HOA $300 a month) had 22 homes remaining.

Negotiating

What you can actually negotiate with a builder

01  Ask for incentives, not a lower base price

Builders protect their posted prices because every sale becomes a comparable for the next one. They are often more flexible on closing cost credits, rate buydowns, design dollars and lot premiums. In October 2026, North Texas builders were advertising first-year rates as low as about 3% on select homes (see the builder incentives tracker).

02  Read the fine print on rate offers

Many advertised rates are temporary buydowns or adjustable loans. Beazer's 4.99% October offer, for example, is an FHA 5/1 ARM, and Highland's 4.99% is the first year only, then 5.99%. Most require the builder's affiliated lender. Compare the full payment over the years you expect to own the home.

03  Price the inventory homes

Quick move-in homes that are already built carry the biggest discounts because the builder is paying to hold them. CB JENI, Normandy, Landon and Mattamy listings in Frisco were marked recently reduced in October 2026.

04  Spend upgrade money where it is hard to add later

Structural items (extra windows, ceiling height, outlets, plumbing rough-ins, a larger patio slab) are expensive after closing. Paint, light fixtures and backsplash are not. That is the construction view, and it protects resale.

05  Get the tax rate for the lot in writing

New Frisco sections can sit in different counties or school districts, and some carry special districts. Ask for the full list of taxing entities. See the MUD and PID taxes guide.

Your own agent

Does bringing an agent cost you more?

Builder policies vary, so I confirm each one before you visit. As one published example, Highland Homes' REALTOR page says it pays a commission of up to 3% depending on the buyer representation agreement, calculated on the total purchase price, and requires a REALTOR addendum within ten business days of contract. Since August 2024, buyers sign a written agreement with their agent that states what the agent is paid.

Registration rules are the trap. Many builders require your agent to be present, or to register you, on your first visit. If you walk into a model alone and sign the guest card, some builders will not recognize an agent later. Call your agent before your first model visit.

Inspections

New does not mean inspected

Builders often use their own contract

TREC publishes a New Home Contract for completed construction (TREC No. 24-19) and one for homes not yet finished (TREC No. 23-19), but large builders commonly use their own longer contracts. Read the inspection, earnest money and delay clauses before you sign.

Phase inspections

A licensed third-party inspector can check the foundation before the pour, framing and mechanicals before drywall, and the finished home before closing. Ask in writing for the right to bring your inspector at each stage, since builder contracts may limit access.

Warranty timeline

Many builders follow a 1-2-10 structure: one year for workmanship, two years for systems such as plumbing, electrical and HVAC, and ten years for major structural parts. Schedule an inspection around month eleven so you can file claims before the first year ends.

FAQ

Common questions

How much does a new home cost in Frisco?
In October 2026, builder listings with Frisco addresses started at $409,990 for a Hazelwood townhome and $449,990 for Lexington Frisco duets, with most single-family series between about $600,000 and $1.5 million and The Preserve from $3.5 million. Those are base prices. Budget for lot premiums and options before you compare.
Which school district are Frisco new construction communities in?
Most are in Frisco ISD, but Collinsbrook Farm and Prestwick Grove are in Prosper ISD, and Villages of Creekwood lots can be in Little Elm ISD or Frisco ISD. Boundaries follow addresses, not city limits. Confirm the zoned campuses for your exact lot with the district.
Do I need a home inspection on a new build in Texas?
It is not required, but a third-party inspection at pre-pour, pre-drywall and final stages is how buyers catch problems while the builder can still fix them cheaply. City inspections check code minimums, not workmanship. Put your inspection rights in writing before you sign.
Can I use my own lender with a Frisco builder?
Yes, but most advertised rate buydowns and many closing cost credits require the builder's affiliated lender. Get a written loan estimate from both and compare the total cost. Sometimes the builder's incentive wins, sometimes an outside lender does.
Is it cheaper to buy new or resale in Frisco?
It depends on the house. Frisco's median sale price was about $637K in August 2026, and resale sellers were negotiating, with 78.4% of sales closing under list. Price a new build with options against similar resales in the same school zone before deciding.
When should I bring my agent to a builder?
Before your first visit to the model home. Many builders require the agent to register you or attend that first visit, and some will not recognize an agent afterward. One phone call first keeps your options open.
