One town, several tax stacks
A Texas tax bill is the sum of every taxing unit on the address. In Prosper that means the town, the county (Collin or Denton), the school district, and on the Collin side, Collin College. The town rate is the same everywhere, $0.505 per $100 for both 2025 and 2026. The county and school district are what change from one neighborhood to the next.
The other thing to know is that a Prosper mailing address does not mean the Town of Prosper. On Collin Central Appraisal District's 2025 roll, about 2,000 residential parcels with Prosper addresses sat inside Celina city limits (Lilyana and Creeks of Legacy, for example), and about 300 sat in Collin County MUD No. 1 at Light Farms. Those homes pay a different set of rates, even with Prosper ISD schools.

The rules that shrink the bill
School districts must exempt $140,000 of a residence homestead, and other units may add a percentage exemption of up to 20%, per the Texas Comptroller. On the Collin side, the town gives 17.5%, Collin County 5% and Collin College 20%. The application is free and goes to the appraisal district for your county, Collin CAD or Denton CAD. Our homestead exemption guide walks through the form.
School districts add a $60,000 exemption and hold the school tax on that homestead at a ceiling from the first year you qualify (Tax Code 11.26). For 2025 and 2026, the town adds $10,000, Collin County $30,000 and Collin College $100,000 for owners 65 and older, and Collin CAD's records show each of the three also offers a tax ceiling.
Once a home qualifies, its taxable appraised value can rise no more than 10% a year plus new improvements (Tax Code 23.23). The cap belongs to the owner, not the house. When you buy, the seller's capped value does not come with the keys, so budget from your purchase price.
Collin CAD says a new application is required whenever your residence homestead changes. The exemption on your last house does not follow you.
MUDs and PIDs around Prosper
Among the roughly 10,100 residential parcels on the 2025 Collin County roll that carry the town's code, none carried a MUD code. That covers established areas and newer sections such as Star Trail and Brookhollow West. Denton County addresses have their own roll, so check those one at a time.
Collin County MUD No. 1 levied $0.89 per $100 for 2025 and $0.86 for 2026. It offers a $20,000 exemption for owners 65 and older but no general homestead exemption, so the full value is taxed. Texas requires the seller to give a MUD notice before a binding contract is signed (Water Code 49.452).
Public improvement district assessments do not show up as a tax rate. They are billed per lot under a service plan. The City of Celina lists PIDs for communities with Prosper addresses such as Mosaic and Creeks of Legacy. Our MUD and PID guide shows how to find the annual installment.
Rates for the bills arriving now
Tax year 2026 bills go out this fall. Prosper ISD lowered its rate from $1.2141 to $1.2011, the town held at $0.505, and Collin County moved from $0.149343 to $0.151414, so the Collin side total slipped from about 1.9497% to 1.9387%. On the Denton side, Denton ISD adopted $1.1528 for 2026-27, and Denton County's hearing notice proposed $0.183394, down from $0.185938.
A lower rate does not always mean a lower bill, because the bill is rate times taxable value. If you want to check whether your appraisal is out of line, our free <a href="/property-tax-protest-checker">property tax protest checker</a> compares it with similar homes. The usual protest deadline is May 15 or 30 days after the notice was mailed, whichever is later, per the Texas Comptroller.
If you are comparing two Prosper homes, send me both addresses and I will pull the taxing units and the last bill for each before you write an offer. Call or text 469-827-7672 or email albert@texava.com. The <a href="/cities/prosper">Prosper city guide</a> covers the rest of the town.
