A 75078 ZIP is not always Prosper

New construction inside the Town of Prosper now sits in a handful of master plans: Star Trail, Windsong Ranch, Brookhollow, Starview, Park Place and the last sections of Legacy Gardens. When I checked builder listings on NewHomeSource in October 2026, base prices inside town limits ran from $507,990 at Ladera Prosper, a gated 55-plus community, to $1,499,900 at Montclair by Our Country Homes.

The detail that catches people is the ZIP code. Builders market Mosaic, Light Farms and Lilyana with Prosper, TX 75078 addresses, and all three are zoned to Prosper ISD. But Collin Central Appraisal District's 2025 roll puts the Lilyana phases inside Celina city limits, and most Light Farms lots pay Collin County MUD No. 1 instead of a city tax. A May 2026 listing in Mosaic shows Celina as the city and Denton as the county. Same mailing address, three different tax bills.

I've spent more than ten years in construction and remodeling, so when I walk a Prosper build I look at lot grading, the slab, framing and window flashing before the model home's furniture. This page is the starting map I give buyers.

Three builders at three price levels. Landon Homes' Dominion at Brookhollow starts at $549,990 for 1,900 to 2,672 sq ft, Shaddock's Brookhollow West at $679,000, and Toll Brothers' Wandering Creek at Brookhollow at $1,042,995 (Executive) and $1,220,995 (Estate). See the Brookhollow guide.

Prosper ISD, other city

Prosper schools, a different tax stack

Mosaic

A 760 acre lakeside plan about a mile from the tollway, zoned to Prosper ISD with Virgie Smothermon Elementary on site, per Highland Homes. NewHomeSource shows Drees townhomes from $474,900, Highland from $432,990 (40 ft) to $870,990 (70 ft), Perry 50s from $626,900 and American Legend 40s from $499,000. The City of Celina lists a Mosaic PID, so ask for the annual installment on your lot.

Light Farms and Lilyana

Toll Brothers lists Light Farms from $779,000 (Elite) and $979,000 (Select). Most Light Farms lots pay Collin County MUD No. 1, 0.89 per $100 in 2025 and 0.86 for 2026, and no city tax. Lilyana, inside Celina city limits on the 2025 roll, lists M/I Homes from $451,990. See the Light Farms and Lilyana guides.

Schools and districts

Prosper ISD, Denton ISD and special districts

Prosper ISD

Most of the town is in Prosper ISD, which received an A from the Texas Education Agency for 2025-26, with every campus rated A or B except one. The district keeps opening schools, so zones move. Check the campus assigned to the lot, not to the model home. Our Prosper ISD homes page covers the district.

The Denton ISD line

A Windsong Ranch section with 349 homes on 220 acres sits inside Denton ISD boundaries, although its roughly 299 school-age children attend Prosper ISD. Prosper ISD voted to annex it, Denton ISD declined to release it, and the owners appealed to the Texas Education Agency, with a decision expected in spring 2026 per the Denton Record-Chronicle. If a lot is in that section, ask for the current status in writing.

MUDs and PIDs

On the 2025 roll, Star Trail, Brookhollow West and Dominion at Brookhollow showed only the town, county, Collin College and Prosper ISD. The larger special district charges sit just outside town limits: the Light Farms MUD, and Celina PIDs such as Mosaic and Mustang Lakes Annex. Our MUD and PID guide explains how each is billed.

Before you sign

What to check before signing a builder contract

01  Pull the taxing units for the lot

Ask for the city, county, school district and any MUD, MMD or PID on the exact lot, then confirm it on the appraisal district record. In 75078 that list can change from one street to the next.

02  Get the district notices before you sign

Texas requires the seller to give the MUD notice before a binding contract is signed (Water Code 49.452), and the buyer must acknowledge a PID notice before the contract takes effect (Property Code 5.014). A notice that first shows up at closing is a reason to stop and read.

03  Read the builder's own contract

Large builders usually write their own forms. Read the earnest money terms, the completion date, the delay language and what happens if the appraisal comes in low, before you pick a single finish.

04  Write in your inspection rights

City inspections check code minimums. A third-party inspector before the slab pour, before drywall and at the final walk catches problems while they are cheap to fix. Put that site access in the contract.

05  Run the rate offer to the end

Ask whether the advertised rate is a temporary buydown, when it resets and whether it requires the builder's lender. Then compare the payment over the years you plan to own the home against a straight price cut.

06  Call your agent before the first model visit

Builder registration rules differ, and some only recognize an agent who registers you on that first visit. One call before you tour keeps your options open.

How I shop it

Lot width first, then the builder

Lot width moves price more than the floor plan. In Star Trail, Highland's 86 ft lots start about $417,000 above its 55 ft lots. Line up two or three builders on the same width and compare the total contract price with options, the lot premium and the tax stack.

Quick move-in homes deserve a look, and so do resales of the same age. Zillow showed 80.9% of Prosper's August 2026 sales closing under list price and a median of 89 days to pending in September, so resale sellers are negotiating too.

If you want to tour Prosper and the 75078 communities on the Celina side in one afternoon, I can set the builder visits and pull the tax record for each lot first. FAQ

Common questions

How much does a new home cost in Prosper, TX?
In October 2026, NewHomeSource listings inside town limits started at $507,990 (Ladera Prosper, 55 plus) and $549,990 (Dominion at Brookhollow), with most family communities between about $635,000 and $1.2 million and Montclair from $1,499,900. Those are base prices before lot premiums and options. Compare the full contract price for the plan you want.
Which school district are Prosper new construction communities in?
Most are in Prosper ISD, including Mosaic, Light Farms and Lilyana, which carry Prosper mailing addresses but sit outside town limits. One section of Windsong Ranch is inside Denton ISD boundaries while its students attend Prosper ISD, and that boundary went to the Texas Education Agency. Confirm the district for the exact lot.
Do Prosper new homes have a MUD or PID?
Star Trail and Brookhollow sections on Collin CAD's 2025 roll showed no MUD. Light Farms pays Collin County MUD No. 1 (0.86 per $100 for 2026), and Celina lists PIDs for communities such as Mosaic. Ask for the MUD or PID notice before you sign.
Is a 75078 address in the Town of Prosper?
Not always. Lilyana phases are inside Celina city limits on the 2025 appraisal roll, most of Light Farms has no city tax, and Mosaic listings show Celina in Denton County. The ZIP code is a postal label; the appraisal district record shows which city, school district and special districts tax the home.
Should I buy new or resale in Prosper?
Price both at the same size and school zone. Zillow put Prosper's August 2026 median sale near $798,750, with 80.9% of sales closing under list. A resale may include a finished yard, fence and blinds that you would pay for separately on a new build.
Do I need my own inspector on a new build?
It is not required, but city inspections only check code minimums. Phase inspections before the pour, before drywall and before closing catch framing, flashing and drainage issues while the builder can still fix them cheaply. Put inspection access in the contract before you sign.
