Inside Light Farms
Light Farms is a master-planned community by Republic Property Group with a Celina (75009) address, north of Frontier Parkway. Huitt-Zollars describes the core as 806 acres with more than 2,700 lots, and the developer's 2019 expansion brought the total to about 1,070 acres and more than 3,000 planned homes. Amenities include Constellation Park with an 11-acre lake and sand beach, five community pools and more than 240 acres of parks and green space, and the community is zoned to Prosper ISD.
The lesson for buyers: compare the total tax rate, not just the price. Light Farms sits in Collin County MUD No. 1, which added 0.89 per $100 in 2025, so on a $500,000 home that is about $4,450 a year on top of county and school taxes. Many neighborhoods here also include front yard maintenance in the HOA, so weigh the full monthly cost against similar homes outside a MUD before you set your budget.
