Green Meadows is a master-planned community by Tomlin Investments covering 1,408 acres in 15 phases along Legacy Drive, about a mile west of the Dallas North Tollway corridor in Celina. It was planned for nearly 4,500 single-family homes, the first phase of 396 homes came with prices from the mid $200Ks in 2020, and newer sections now include larger lots with homes in the $600Ks and up. It fits buyers who want a long-established amenity package with both resale and new construction to choose from.
The lesson in a community this big is that age of section changes everything. A home in an early phase built by one set of builders competes with very different product than a new 60 or 70-foot lot home in Grand Oaks or Horizon Pointe today. When I price a home here, I compare it only to sales in the same phase and lot width, and buyers should do the same before deciding whether a new build premium is worth it.

Green Meadows runs along Legacy Drive about one mile west of the Dallas North Tollway corridor, roughly 10 miles north of the Legacy Business Park area in Plano and Frisco (per the 2016 plan). Many homes carry Celina 75009 addresses.
Green Meadows is in Celina ISD, whose adopted 2025-26 rate is $1.2089 per $100 of value, plus city and county rates. Large master plans often use MUDs or PIDs that differ by phase, so I check the taxing entities on the appraisal record for each address.
