North Sky is a 220-acre community in Celina from Corson Cramer Development, west of Preston Road off Louisiana Drive, planned for 783 homesites when the land deal was announced in April 2021. The launch builders were Taylor Morrison, American Legend Homes and Perry Homes, and the plan called for a resort-style pool, parks, a dog park, trails and athletic practice fields. It fits buyers who want Celina ISD, a manageable community size and new homes listed in 2026 from about $549K to $631K and up.
The lesson here is how fast pricing moved. The 2021 announcement expected prices from the low $200Ks to the $400Ks, while 2026 new build listings in North Sky were around $549,000 to $620,000 and Perry's 65-foot homes started at $630,900. Early buyers and today's buyers paid very different prices for similar homes, so if you are buying now, compare price per square foot against nearby resales built two or three years ago before paying a new build premium.
