Inside Rainwater Crossing
Rainwater Crossing is a joint venture of Green Brick Partners and Hersh Family Investments in Celina, east of Preston Road near County Road 134. Community Impact reported in May 2026 that the 641-acre community opened its first model homes with more than 1,800 homes planned across seven phases, and Green Brick builds through its own brands: Normandy Homes and Centre Living Homes in Phase 1, with CB JENI townhomes expected in Phase 2. It fits buyers who want to get in early on a new community with a mix of single-family and townhome options.
The lesson with a community this new is that you are buying the plan, not just the house. The amenity center, entrance park and later phases were still under construction in 2026, so ask what is built, what is promised and on what timeline, and read the HOA and any assessment documents before you sign. For early buyers who later sell, the finished amenities and the price of new homes in later phases will set your resale value, so I track both.

Rainwater Crossing is in Celina east of Preston Road near County Road 134, with homes carrying Celina 75009 addresses.
Rainwater Crossing is in Celina ISD, whose adopted 2025-26 rate is $1.2089 per $100 of value, plus city and county rates. New Celina master plans often include a PID or MUD, so I confirm the taxing entities and any assessment for the specific lot before you sign.
