Century Farms is an Ashton Woods community with Celina 75009 addresses on the east side of the Celina area, reached from US 75 by the Collin County Outer Loop and Chambersville Road, just outside McKinney. Ashton Woods sells two series there: 40-foot homesites with plans from $350,490 and 50-foot homesites with plans from $391,490 (Oct 2026), in homes from about 1,741 to 3,138 square feet. It fits buyers who want new construction at an entry price point with quick access to US 75 rather than the Dallas North Tollway.
The lesson here is to look past the city name. Ashton Woods lists McKinney ISD schools for Century Farms, not Celina ISD, and its east-side location means your commute and shopping will likely run toward McKinney and US 75. When I compare Century Farms with a west Celina community, I line up the school district, commute route and the full tax picture, and sellers should market the McKinney ISD zoning clearly because buyers searching Celina may not expect it.

The model home is at 3993 Olin Way, Celina 75009. From US 75, take the Collin County Outer Loop exit, head west and turn onto Chambersville Road; the builder describes the community as just outside McKinney.
Century Farms homes are zoned to McKinney ISD per the builder, so the school portion of the tax bill differs from Celina ISD communities. Whether a lot is inside Celina city limits, in the ETJ or in a MUD or PID affects the total rate, so I pull the taxing entities for the address before you write an offer.
