Inside Ramble
Ramble is Hillwood's master-planned community about two miles north of downtown Celina, running from Preston Road to Custer Road in Collin County. Construction started in October 2024, the first phase is about 700 homes, and Hillwood plans roughly 4,000 homes over time with a four-mile greenbelt of parks, open space and lakes. It fits buyers who want a brand new home from a well-known builder lineup, Celina ISD schools and a community that will keep adding amenities for years.
The lesson in a new master plan like this is that you are competing with the builder on resale. If you buy now and sell in a few years, your home will sit next to brand new inventory with incentives, so lot position, upgrades that buyers can see and a fair price matter more than in an older neighborhood. When I help buyers here, I compare the builder's base price, lot premium and HOA side by side, and I show sellers what the builders down the street are offering that week.

Ramble spans from Preston Road to Custer Road about two miles north of downtown Celina in Collin County. One builder sales center is at 1428 Frontcountry Lane, Celina 75009.
Ramble is in Celina ISD, whose adopted 2025-26 rate is $1.2089 per $100 of value, on top of city and county rates. New master plans often carry a PID or MUD in some sections, so I pull the taxing entities and any assessment for the exact lot before you sign a contract.
