Chalk Hill is a Centurion American community of about 95 acres at the southeast corner of Preston Road and Collin County Road 102, adjacent to Celina High School. It was planned in two phases for 440 single-family homes plus 450 multifamily units, with Beazer Homes and D.R. Horton as builders, and in 2021 the developer announced homes of about 1,500 to 2,600 square feet starting in the mid $250Ks. It fits first-time buyers and families who want a Celina ISD address close to the high school at one of the lower price points in town.
The lesson here is location within the neighborhood. Being next to a high school is convenient for families, but it also means game-night traffic and noise for homes closest to the campus and to Preston Road, and the adjacent land is reserved for future commercial use. When I show homes here, I walk buyers through which streets back to what, and sellers on quieter interior lots should point that out in their marketing.
