Some of the best opportunities in DFW never look like deals in a home search app. They move through four channels most buyers do not watch, and every one is open to you if someone is watching for you. Here is how each works.
Channel 1: Expired Listings
Homes that sat on the market and expired are usually there because of price or marketing, not because something is wrong with them. Behind many is a seller whose plans stalled and who is now more open to terms. With Frisco at a median of 56 days to pending and Prosper at 89 (September 2026, Zillow), plenty of listings run long. I track expireds and reach out with a buyer who is ready, which is often the conversation that sellers want after a listing that did not work.
Channel 2: Builder Phase Releases
Master-planned communities release lots in phases, and builders often price early phases to build momentum. Release dates and lot pricing are not always advertised widely, so knowing the sales team and asking early matters. Before you buy into any phase, look at what is planned around it (future phases, commercial pads, roads) because that affects both price and resale.
Channel 3: The 2026 Incentive Market
Builders are leaning on incentives. In NAHB's September 2026 survey, 66% of builders reported using sales incentives, the highest share since December, and 38% cut prices, with an average cut of 6% (NAHB). Common incentives include rate buydowns, closing costs, design credits and appliance packages.
Here is why a buydown can beat a price cut. On a $400,000 loan at 7.40% (Freddie Mac's national average on Oct 15, 2026, PMMS), principal and interest is about $2,770 a month. A $20,000 price cut lowers it to about $2,631. A rate bought down to 6.40% lowers it to about $2,502. Same builder budget can buy very different payments, so always ask for the numbers both ways and check how long the buydown lasts.
Channel 4: Finished Inventory Homes
A completed spec home costs the builder money every month it sits. Inventory homes that are finished and unsold are often where builders have the most room to negotiate, especially as the year winds down. If your timeline is flexible, fall and winter are a good time to ask.
