Every week I get the same question from relocating families: Frisco, Prosper, or Celina? All three are among the fastest-growing cities in America, all three have excellent schools, and all three will cost you very differently. Here is the honest comparison nobody gives you.

The Quick Verdicts

  • Frisco — the suburb that feels like a city. Most amenities, strongest resale, highest price per square foot.

  • Prosper — the middle ground. Resort-style communities, A-rated Prosper ISD, quieter streets, fewer restaurants.

  • Celina — the most home for your money and the strongest long-term appreciation story, with a longer commute.

Prices and Taxes in 2026

Frisco's median sits in the $575K–$688K range depending on segment, with property tax rates around 2.1–2.3%. Prosper runs $550K–$625K at 2.2–2.6% — and carries the highest median household income in the corridor at $159K+. Celina offers the lowest price per square foot of the three, which is exactly why investors are watching it.

The MUD/PID Payment Shock

This is the mistake I see relocating buyers make constantly: many newer communities in Prosper and Celina sit in MUD or PID districts that add $200–$500+ per month to your payment on top of the advertised tax rate. Two identical houses, two very different monthly payments. I check this on every single home before my clients offer.

Schools: Frisco ISD vs Prosper ISD

Both are elite. Frisco ISD is larger (roughly 67,000 students) with more program variety and an A+ reputation. Prosper ISD (about 30,600 students, rated A, top-30 in Texas) offers newer campuses and a smaller-district feel. One trap: community boundaries lie. Parts of Light Farms are Celina ISD, not Prosper ISD, and parts of Frisco are zoned to Lewisville, Prosper, or Little Elm ISD. Verify by exact address, always.

The Communities That Define Each City

  • Frisco: Fields (the PGA corridor master plan), The Grove, Phillips Creek Ranch, and the gated luxury of Starwood and Newman Village.

  • Prosper: Windsong Ranch with its 5-acre crystal lagoon, Gentle Creek's golf estates, and Star Trail.

  • Celina: Light Farms, Mustang Lakes (the largest amenity center in North Texas), and the new $650M Serenade community that broke ground in March 2026.

Commute Reality

Prosper sits closest to the Dallas North Tollway and the Frisco/Plano job corridors. Celina adds roughly 10–15 miles. And everyone shares one pain point: US-380 congestion, with expansion construction that will take years. If your office is at Legacy West or The Star, that difference is real every single day.

So Which One?

Pick Frisco if you want walkable entertainment, maximum resale strength, and city-level amenities. Pick Prosper if schools and resort-style neighborhood life top your list. Pick Celina if you want space, value, and the biggest appreciation runway.
