Luxury in North Dallas is not one market. It is a set of tiers, and in 2026 they are behaving differently. Here is the map, what the latest data shows, and where the leverage sits right now.
The Established Frisco Tier
Starwood, Newman Village and Chapel Creek are among Frisco's established high end neighborhoods. Zillow's median home values at the end of September 2026 were about $1.18 million in Starwood, $1.37 million in Newman Village and $1.62 million in Chapel Creek (Zillow). The advantage of an established community is history: years of closed sales you can study before you buy, instead of a projection.
The New Custom Frontier: The Preserve at Fields
The Preserve is a gated community inside Fields, the 2,545-acre master-planned development in Frisco (Fields), set among two PGA championship golf courses. Custom homes start at $3.5 million and up, built by a roster of ten custom builders: Alford Homes, Bella Custom Homes, Coats Homes, Endurance Homes, Faulkner Perrin, Hawkins-Welwood Homes, Shaddock Custom, Sharif and Munir Custom Homes, Starside Custom Builders and Ventura Custom Homes (The Preserve). Residents of The Preserve and Brookside share the $13 million Brookside Club, and Fields reports that vertical construction on the $2 billion Fields West mixed-use district is expected to begin (Fields).
The Resort-Lifestyle Tier
Windsong Ranch in Prosper is known for its man-made crystal lagoon, and Prosper's median household income was $176,000 as of 2023 (Wikipedia, citing Census data). In Prosper overall, Zillow's typical home value was $760,369 in September 2026, down 5.1% from a year earlier (Zillow). In amenity-driven communities, buyers are paying for the lifestyle as much as the house, so compare HOA dues and any special district assessments along with price.
What 2026 Is Rewarding, and Punishing
The market is patient. In August 2026, 78.4% of Frisco sales and 80.9% of Prosper sales closed below list price, and median days to pending in September were 56 in Frisco and 89 in Prosper (Zillow). For sellers, that means pricing to the comps and winning the first two weeks. For buyers, listings that have sat are where negotiating room usually lives.
What to Check Before You Buy at This Level
- Scarcity: gated entries, golf frontage and lot size are features new supply cannot easily copy.
- Verified school zoning for the exact address, never assumed from the community name.
- What is planned nearby. Fields West and PGA Frisco are changing the area around The Preserve.
- Builder track record and construction quality, not just square footage.
Buying or Selling at This Level
Luxury moves on access, discretion and pricing tuned to a patient buyer pool. I bring that, plus a construction background and an in-house remodeling team for pre-sale preparation or post-purchase customization. Let's talk luxury.
