A custom home is the best purchase you'll ever make or the most expensive lesson you'll ever learn — and the difference is decided before ground breaks. After 326+ completed construction and remodeling projects through our in-house team, here's the playbook I run with custom clients in North Texas.


Rule One: The Lot Comes First

The land decides half your outcome: orientation, drainage, trees, school zoning, HOA design rules, and resale ceiling. In The Preserve at Fields, golf-view custom lots run from 7,500 SF to over an acre inside a gated community. In Celina, acreage buys elbow room production neighborhoods can't offer. I evaluate the dirt before we ever talk floor plans — and I verify the school district by exact address, because in this corridor the community name does not guarantee the ISD.


Know Your Builder Tier

  • Production — fixed plans, fastest and most predictable pricing.

  • Semi-custom — builder plans with structural options; the value sweet spot for most families.

  • Full custom — your architect, your specs. In The Preserve, the roster includes Alford, Coats, Starside, Bella Custom, Endurance, Faulkner Perrin, Hawkins-Welwood, Shaddock Custom, Sharif & Munir, and Ventura — each with distinct styles, price points, and build cultures. Matching the right builder to your project is half my job.


The Real Timeline

Plan on design and permitting before a slab is ever poured, then the build itself — realistically 10 to 18 months end-to-end for a true custom, longer for complex sites. Anyone promising dramatically faster on a full custom is compressing something you'll pay for later.


What Actually Drives the Budget

Site conditions, structural complexity, and above all finish level — the same floor plan can vary enormously based on selections alone. The discipline that protects you: a real budget with allowances defined before design falls in love with itself, and a contract that specifies what happens when selections change.
