Winn Ridge is a master-planned community with an Aubrey address just off US 380 in Denton County. KB Home opened it in October 2017 with pricing that started in the low $200,000s, and the builder is still selling in its Winn Ridge III section. Recent resale listings for 2023-built homes ran from about $275,000 to $410,000. It fits first-time and move-up buyers who want newer homes, a pool and splash pad, and Denton ISD schools (Sandbrock Ranch Elementary, Pat Hagan Cheek Middle and Braswell High per KB Home).
The lesson here is to compare resale prices with what the builder is offering today. When a builder is still selling next door, recent resale homes have to compete with new homes and builder incentives, which is why some listings here have taken price cuts.
