The Story

Painted Tree is McKinney's newest master-plan statement — a design-forward community north of 380 built around its own catch-and-release lake, 200+ acres of greenspace, art-threaded trails and treehouse amenities, aimed squarely at the Light Farms/Windsong tier. It's organized into distinct districts: the Woodland District (single-family among the trees, off Lake Forest & Bloomdale) and the Village District (townhomes from the high $300s, off Hardin & Bluejack), each with its own model row and builder mix.

Current Inventory Snapshot — verified August 2026

  • Active builder incentives running now: promotional financing as low as 3.99% (6.34% APR) on select inventory homes for contracts written this month, plus $5,000 flex-money offers and move-in packages (washer/dryer, refrigerator, blinds) on quick move-ins
  • Townhomes from the high $300s in the Village District; single-family through the $400s–$800s across Woodland phases
  • 20+ active resale and inventory listings in the Woodland West section alone — real selection, real negotiating room
  • All-in tax rate ≈ 1.75% (McKinney ISD 1.104%, City 0.412%, Collin County 0.149%, Collin College 0.081%)

Active-phase communities are ground zero for incentive competition, and Painted Tree sits in McKinney's healthiest submarket — 44-day citywide velocity with new construction still undercutting equivalent Frisco product. The Sunset Amphitheater rising ten minutes south at US-75 & 121 ($300M, 20,000 seats, 2027 season) adds a citywide entertainment anchor every McKinney address will trade on.

Amenity completion milestones district by district, monthly incentive rotations across the builder roster, and phase-release pricing — in this market, later phases occasionally open below earlier ones, and catching that inversion is free equity.
