How Can I Help?

Living in Craig Ranch: The McKinney Neighborhood Guide

The Story

Craig Ranch is developer David Craig's 2,200-acre vision realized — a 2000s master plan built around the TPC Craig Ranch golf course (now home to the PGA Tour's Byron Nelson), corporate campuses and a live-work-play density rare for its era. The PGA headquarters landing minutes away completed the bet.

The Homes & Price Map

From $400s townhomes and villas through $1.5M+ golf-course estates — the widest product range of any McKinney community, letting buyers enter and move up without leaving the master plan.

Market Dynamics Right Now

McKinney's 44-day market is the corridor's healthiest — well-priced Craig Ranch homes still move fast, but the frenzy premium is gone. Golf-frontage product negotiates on its own scarce comps.

The Amphitheater Effect

The $300M Sunset Amphitheater — 20,000 seats on 46 acres — is rising at the northeast corner of US-75 & SH-121, effectively Craig Ranch's front yard. A VENU/City of McKinney partnership with wind-wall multi-season design, roughly 70–80 shows a year, the Aikman Club hospitality tier, and a projected $3B decade of economic impact. Ground broke June 2025; the timeline was amended in January 2026 to target the 2027 touring season. Entertainment anchors of this scale reprice everything within a golf cart's radius — and Craig Ranch is inside it.

What I'm Watching

Byron Nelson week's annual halo on listings — and every corporate campus announcement, because Craig Ranch comps track employment inside its own borders.

Exact price-per-square-foot, days on market and active inventory for Craig Ranch move monthly. I pull them live from MLS the day you ask — email albert@texava.com and you'll have the current Craig Ranch numbers within hours.

BUILDERS

Who’s Building Here

Largely built out in single-family; townhome, villa and urban-infill programs continue near the TPC core. Builder rosters and spec availability rotate — I keep the current sheet.
