Timber Creek is a McKinney neighborhood in ZIP 75071 built in phases, with Phase I homes from 2006 and 2007 and Phase 3 homes from around 2018. Listings describe a community pool, fitness center, lake with fishing, greenbelt, parks, playground and jogging and bike paths, and homes are zoned to McKinney ISD on recent listings. In 2026, listings ran from about $400,000 for a 2007 home to $650,000 for a 2018 five-bedroom home.
The lesson here is that the newer phase prices like a different neighborhood. A 2,500 square foot Phase I home was cut from $450,000 to $400,000 in 2026, while a 2,846 square foot Phase 3 home was listed at $650,000. If you are selling a Phase I home, price it against Phase I sales and show buyers what has been updated. If you are buying, Phase I can offer more space for the money, but budget for the systems that are now 20 years old.
